I found this great site that gives you TONS of info on the property. It is called www.RealtyTrac.com. It give you REO, FSBO, Pre-foreclosure, Foreclosures, Re-Sale homes and all.

It gives you complete history on property as well as the name and contact info for the owners - even pre-foreclosures.

It will also allow you to contact the owners by sending out these great postcards with your name and contact info already on them.

HUD house

Anyone with experience? I need your help. I just had an e-mail come across on a HUD house I've been watching. It just dropped to $47,500. I don't know any sales history on it because we don't have access to that online yet. But the assessor's FMV is $72,300. What did you say was a reasonable percentage to offer for a HUD? What do you think they'll accept? (It's in a good location with a lot large enough to build another house on)

Leinholder wants to buy back property

Hey folks, I have a question.... We sold a double-wide on 1 acre about 6 years ago. The couple got a bank loan, paid on it for a while and then split up. Now it is going into forclosure (for the second time in 2 years(it was saved by the owner the first time)). We have a lien on it for unpaid water bills from our community well and would like to own the property again to fix up as a rental. The owner isn't communicative and it is scheduled to hit the auction block in about 5 weeks. The mortgage company is a large, out of the area company and won't talk about "short sale" with us.

New... Investor and Bird-dog Network!

I started a Investor and Bird-dog network here yesterday! It's designed to have investors new and seasoned to share ideas, knowledge and properties with one another. All you have to do is go to the fourm "My deals" and look for "Network for Investors and bird-dogs" leave a comment stipulating what type of deals you're looking for, deals you're trying to flip, Questions and answers etc. This will make it simple and easy for everyone to network and make deals happen!

Craigslist

Anyone ever found anything worthwhile on Craigslist? I look through it periodically and it seems like everything is in the "no deal" category- even in today's market.

Anyone see anythign different?

How do you go about weeding through all the listings??

Hi everyone, I am sure plenty of people that bought deans book already owns their own home. We already have a great start to investing in real estate right? But alot of us are confused about how to get going. Like for instance i am in a 3 yr balloon and my mortgage broker wants me to keep renewing my 3 yr balloon. Well of course he does, but only for his benefit. It is time to make $$$$$$$$$$$ for ourselves right?

Getting Started Need Some Advice

I'm new at this investing thing. I just got a mortgage broker and a realtor today. I'm ready to start, but I have a delima. I have a great house I can flip. It's a HUD foreclosure that was forclosed at $146k. It's in a small college town, great neighborhood. It's the worst house on the block in a stable market. It went by today and happened to see the appraiser. He let me do a quick walk-through and let me know the bidding would start tomorrow. Just from that I noticed it needs carpet, paint and up-to-date appliances, but that's all I could tell from that short period of time.
