In Dean's book, "30 Days", one of the 1st steps is requesting that your Agent gives you a list of all the recent Cash Buyers in a specific area over a specific time period. We also have a certain criteria when it comes to properties that we want our Agent to follow right? Initially, when asked by the Agent how will we be paying for these properties, we reply with "Cash" right? What happens when our Agent starts to deliver these Great Deals but we have yet to build a Buyers List? The list of Cash Buyers that the Agent gives to us will take some time to get letters out to and also get a response from those letters. I know the book talks about other ways to get Cash Buyers, but I wouldn't want the Agent to think that I'm not serious by not taking action on deal after deal that they send me. In reality, I just don't have the Buyers.
You have to build your buyer's list first. It may seem odd at first, but that's what you need to do. Go to a local real estate investor's meeting to meet buyers. Put ads on Craigs List. There are several different ways to attract buyers. You have to do that first before you do anything else.

Just so you who are making Buyers Lists know not to stress out over building the list. First, you should be attending any and as many R.E.Investor meetings as possible.At these meetings you obtain valuable info, make new contacts who provide a "sounding board" to your questions and also a face to face contact for presenting deals.
