Still catching up, but this one did not happen until February 2012.
At the end of Dec 2011, I had worked soooooo diligently trying to close those first 5 deals that I did not take the time to place new offers, so guess what? No accepted offers in January. And I did not have the offering process on auto-pilot yet. I was still trying to understand the processes, still trying to ramp-down from working my other business 90 hrs a week and do this.
But, finally in Feb I got another offer accepted.
Hah! After putting bandit signs out 5 times in different places, we found a new spot and MAN! I got like 60 calls that week.
Gotta love it! One of the calls was from someone who wanted to buy/fix & sell.... I told them about this one deal I had locked up. They went to drive by it that day, they called me to show it the next day (that was a Friday) and Monday their brother wired the funds to escrow and we closed Tuesday. Phewf! Got 'er done by the skin of chinny chin chin.

Passed it to my newest buyer for $33,600. I know, not much, I could probably do better, but you have to feel your way around.... so I profited $2,900 and got reimbursed for the EMD.
Profit to date: Cash from wholesales- $13,300
Projected income with No Money of my Own! when the 2 rehab deals complete- $42,300

I wish it was $5,900, but then again that would not have left enough meat on the bone!
You are right, I fixed my type-o it was flipped to the buyer at $33,600.
