I finish reading both of deans books about a month ago and following the steps but I still feel like I'm not making any moves... I would really appreciate it if someone can help me out a little...
Here's what I've done so far: found a real estate agent, create flyer, I have several investors waiting for me to find them property, I also created a business phone line, and I'm. Also doing research on a few houses but things still feel like I'm not moving. I also met out with a guy who does mortgage mods and I set up a deal where I will receive have of the profit on any person I send to him for a mortgage mod.. so can anyone help me please....PM me email me at [edit: please do not post emails or phone numbers] or reply threw the forum

If you have the investors waiting for you to come up with properties for them then thats the biggest part of the battle won. Go find what they are looking for and put bids in on them. If they are accepted then put them under contract and make your money passing them to your end buyers. keep taking action and never give up. If you truly put in the effort you will succeed.

Sounds like your moving to me. My thought also B.C., you have the investors/buyers waiting. Thats 1/2 the battle if ot 3/4. Focus on the properties they are looking for. I would focus on FSBO or homes on the market more than 90 days and go for a double closing. Do you have an attorney in mind? Your one step away. Keep going! Many successes to you......Lubertha

No I do nt have an attorney and why would I need one again? It seem like my major problem is finding killer deals. I've been passing my flyers but I haven't receive a response from me adds yet. I have very little money to put towards my marketing strageties so I'm searching for new or even cheap in efficient ways to promote my services... any idea would be greatly appreciated.

An attorney would be ideal. 1. He will be doing your closing. 2. you need to find one that does double closing if you inted to do so. 3. They can help you make a legal and ethical contract, or they can go over the one you get from the site and let him take a look over it.
Also you can advertise on craiglist, corkin, theirs some more but these are the two I use. Also you find deals through FSBO wed sites. You go to the forum "everything else" and on page two you'll see a forum saying "found a way to find fsbo that didn't have sign in yard!" There are web sites availible where fsbo advertise. Just driving around the neighborhood. Expired listings now become fsbo. Open houses by fsbo. Newspaper ads. Craigslist etc. Continued success............Lubertha
