Deals #1 and #2 in 2 weeks

I close on deal #1 tomorrow morning. It's a REO, three bedroom one and a half bath single family home. It's been on the market since March, but they wanted too much for it. They dropped the price to $49,900, I got it for $45,000 and the bank is giving me $2500 to help with rehab costs. The ARV is around $100,000.
I had a profit sharing account that I couldn't touch, but my company terminated it. I was able to put the funds into a self directed IRA that I can borrow from, and pay myself interest. That is where my 20% down payment $ is coming from. The rehab costs will be around 10K, and I should be able to rent it out for $925/month. Very exciting.
Amazingly, 6 weeks ago I put an offer on a property for $34,900 a block down the road that was never excepted or countered. Again, bank owned. This place started at 69,000, I looked at it when it was $59,000, and is now $39,000. I resubmitted my offer, this time as a cash offer... still, they wanted $39,900. So, I broke down and accepted their counter. Ha ha! I close on Nov. 7th and will rent this baby out for $875/month. The great thing is, I can fix this one up for 3-4K. Yee Haw!
I'm so excited I can't keep the smile off of my face! Everyone at my "real" job keeps looking at me like I'm nuts. Maybe I am but I like it!

Be careful about the

Be careful about the possible tax implications if you're using IRA money to improve the property yourself. Run this thru an accountant to make sure you don't get yourself into tax trouble.

Absolutely, I was nervous about that. My accountant had me start 2 LLCs. One in my business' name and one to hold the ira funds. My business has to pay back the loan to the ira with interest. I didn't know you could do that; every time I think about paying myself interest I chuckle a little bit.
