Well Im fairly New and I wish I was around to see that offer also.
From 3 or 4 different wholesalers from the Colorado area every week ~ They must like finding me for some reason. None of them I control, and if I don't act fast enough, they're gone or they won't supply enough info to make a choice. But, this is a great offer, Michael.

Don't like to go much above $400,000 ARV. Anywhere in town that has low DOM. Minimum 10% ROI. Will do 2/s that have the potential to add a 3rd. Like the usual bread and butter 3/2/ 2 car garage. 1000 Sq. Ft and up.
Looking to wholesale or rehab them. Not buying and holding right now.
We do full guts to light remodel.
We like to buy at ARV x 65% minus repairs. So the repair amount is figured into the offer. Little repair or big repair, it is in the formula.

I would just look at a zip code map of Denver and the surrounding suburbs. Me and my buyers don't really care as long as the numbers work. Low DOM is the area indicator for us. There are good areas in every zip code around here.

12960 Syracuse. DOM 400. This was in the name of a trust. A fellow investor bought, updated and tried to sell over a year ago. First listed at $250,000 Sold for $225,000. ARV is $215,000 Owner/occ.
21328 E. 50th Ave. 61 DOM Listed at $212,000 sold for $221,000 5% OVER list. ARV $215,000 Owner/occ.
4467 Cornish Way Under contract for 3rd time. 330 DOM
Listed at $139,000 ARV is $129,900. Won't know details until closes.
Send more! My buy and hold guys are really looking for entry level properties $75,000 to $150,000 that will cash flow $500. They like to see at least 10% equity after their rental fix up costs. Much more opportunity to cash flow a $125,000 property than a $250,000 property. Turn keys are fine if the numbers work!
Most of my rehabber buyers work in the same price range and like to buy at 70% of ARV minus repairs.
Myself, I am looking for properties that will retail for $250,000 to $399,000. I like to buy at 70% of those ARVs minus repairs, Nice area with low DOM averages. 45 or less. I fix/flip my properties.
