Locked up a deal on Saturday and posted it to craigslist the same day.
I listed it at $55K inwhich my research shows foreclosures are going for.
The ARV is about $110K with about $15K to $20K needed in repairs.
In addition, I confirmed my numbers with a fellow agent.
The property is in a pretty good neighborhood.
Surprisely, I haven't received a call.
Should I begin lowering my price now?

If the property will actually SELL quickly at $110,000 and repairs are truly only $20,000 to bring that quick sell price than your numbers are right where they should be. A little less than 70% of ARV after repairs.
Since you have had no calls you might think of changing the location and wording of your add. Put it in real estate wanted and advertise a killer wholesale deal in real estate services. More investor type buyers look there than for sale by owner. Put the numbers in there with comps to back it up, average DOM and make your contractor available to perform the rehab with in your estimate if the buyer needs. Also post photos if you have not.
Contact REI clubs and let them know you have a deal. Look for properties that are under going a fix up and contact the investor/buyer and see if he needs another property. This way (NEVER MENTIONED) is THE BEST way to find real cash buyer rehabber investors period. You know these guys are real. I should sell that tidbit for $995!!!
What is the average DOM in the subject properties area??
Is you ARV the top amount possible or a quick sale price, 2% under market?
How long do you have? If no one is looking or calling it is hard to get feed back on the price!

for my area, CL hasn't been a huge driver for me. more tenant buyers than cash buyers. it's picking up though.
I also have moved quite a few through VDF (Virtual Deal Factory) (free site)

I listed the ad the way and location you suggested to include investment clubs I'm associated with in my area.
Even went with an ARV of $95K playing it safe. Now the number's are just above the 70% but whatever happen to negotiating. I stated in the ad that I was willing to negotiate.
Even if I was off on the repairs no investor would know before viewing the property for themselves.

you need to have buyers before you start locking up properties; otherwise all your hard work may end up getting you no $$$
Even though the property that you have locked up may be a great deal, it may not be what investors are looking for...
