Just wanted to post this on here so some of the new people can read about one of my current deals in Akron Ohio we have under contract.
Probate property
2bed/1bath
Under contract for: $6000
Sale price to cash buyer: $9500
Profit:$3500
Arv: $40,000
Needs $5k or less in updating
Similar REO's in area selling For $10k- $12k
Right now none of our buyers seem to be interested, so we will go back to seller renegotiate the contract down to $3k and sell to cash buyer for $7k. Therefore making it a more attractive price to sell quickly.
If we renegotiate for $3k and sell for $7k we will make $4k instead of $3500. This we be split two ways of course between my partner and I.
These are some of the things you just need to do to make it work for everyone. We will see if the seller excepts our new offer. We do have actual reasoning to back up or new offer.

Where do you find "probate" properties? Sorry if that is a stupid question, but I haven't read anything about them yet. I have been concentrating on building my buyers list and just started trying to find properties this week.

This is how I do it in Akron Ohio
1- go to your local online county probate site. (ex- summitohioprobate.com)
2- click case access link, then general index search
3- type in begin date and end date (do one month at a time)
4-Party type (decedent)
5-case type (estate)
6- status (open)
7- go through the records to see where decedent lived
8- take that address and input into tax accessors office site
9- see if the deceased or decedent owned that address lived in
10- if so mail a letter to executor saying you would like to purchase the property (letter has gotta be kind and strategic at the same time)
*** make sure you are mailing to executors of the deceased that passed at least 3 months ago to avoid being yelled at****
Thats how I do it here in Akron Ohio. Might be different where you live, but same concept. If its not online your gonna have to go down to county court house and do research. Its alot of work doing it that way. Hope this helps some of you.

Hey everyone.
Just got news that my partner and I will be picking up 3 more probate deals by Wednesday this week. These deals came from an heir of the deceased whom had 3 properties they needed to sell.
I told them I was not interested in the first 2 due to the amount of damage, but made an offer on the 3rd for $6k. They didn't accept the offer, so I forgot about it and moved on.
This was like 3 months ago. Well guess what? They called back to see if we were still interested. My partner told them after viewing them again that we will only pay for the back taxes on each which is about $2k per house. So the seller will net Zero and we will get all 3 properties for $6k. They agreed to it because they were just fed up with the houses.
We are gonna wholesale them as a package deal for about $10k, so that they move quickly. So we should make about $4k in profits if it all works out as planned. The remainding $6k pays the back taxes off for those wondering.
So by mid Wednesday I will have 6 properties on contract to wholesale. Talk about our hands being full.
Anyone can do this stuff, just take ACTION, stop worring and over analyzing. Get out there kick butt and make mistakes. Thats how you get better and learn. Everyone has to start somewhere.

Seems like there's plenty of our chances in investing, a while ago everybody was on assignments, & NOW it's probate deals . We have to try hard & get out of our comfort zone & find something new if the first one didn't work.

Im also in Akron Ohio. Im having a hard time finding the address in the records after putting in the case type and all that info. Am I missing something? Also is there a free records look up everything Ive tried you have to pay for? They say free but when it comes down to getting info they want you to pay for it.

Great Jobs everyone sounds like Probate is one good way to go. Also that's for all the GREAT INFO on how to find them. Is everyone funding them themselves or are you using no down system??

The great thing about Probates you can still assign them or buy and hold, rehab whatever.and almost no competition, very few people know about it.Before the country went into bad times with the economy, you could find 44 probates to 1 foreclosure.But as bad as it is now, its still 12 probates to 1 foreclosure.
Do the math.

It's actually not assignments OR probates....Probate deals are just another source of MOTIVATED BUYERS. You can still do the assignment here.
Don't get confused and think it is an "either/or" proposition.

I know it seems to all the new people like these deals always work out and lots of money is always made for the experienced but that is not so.
We just don't always talk about the failures. When a deal fails we always have more lined up to fall back on. Thats all.
One of the deals I talked about earlier in this post did fail. While the 3 package property deal we decided not to put on contract due to things we didn't like when further investigated the deal.
On a good note, one of my other probate deals should close here next week for a $4k profit to be split 50/50 by my partner and I.
I will keep you guys and gals informed as to what happens. If it does close I will have made $3k in wholesale fees personally for the month of October, since we just closed a deal last week that brought us $2k.
Wish there was a way to post a copy of the checks on here so many of you can see that it can be done. Maybe the DG gods will read this post and answer this request.

So we talked to the buyer about the deal I mentioned up above. He agreed to the price and will sign paperwork tomorrow. This is great cause we will look good in front of the attorney, so he will send us more deals. Therefore less marketing. Oh and we will both have a $2k check each next week to deposit. The deal is not closed yet so we will see how it goes.
