First and foremost I have to think the success acamady and my on site mentor Matt and my great coach Drew and Dean for putting all this together. And I must say all the coaches at the success acamady are great. I joined the sucess acamady in OCT of 08 and did not close my first deal till June the 21 of 09. When I look back I really wonder if fear didn't play a big part, But thinks to the success acamady holding me accountable look what has got accomplished in 10 months, It did take a lot of work to find what would work in my area' But it has payed off. I do own 17 homes to date and the most amazing thing about this i had bad credit, no job and just filed bankruptcy. So just to keep a long story short if i can do this with my back against the wall the way mine was anybody can succeed, Just take action. I still use the success acamady today, I just spent a hour on the phone with them yesterday. Looking forward to meeting everyone at the EDGE. THANKS again Dean for you and your loyal staff.

Everyone one of my deals were O down except for one, I did give them $500.00 but on this one I am going to flip. I am paying the interest on their credit line which is costing me $70.00 month.

Glad to hear your about your huge success in such a short time. I only have a short time to complete the 5 deals to get the refund from the academy. I shall call them to see what more I need to do. I too have struggled immensely with fear but slowly overcoming it. It's great to hear your story and keeps us all motivated.

They are rented out except for two, these I am going to flip. I did a lease to own on all my properties. I have a positive cash flow from 145.00 to 300.00 a month. I have also received down payments From 3.000 to 10.000 down. I am actuary average about 6500.00 on my down payments. I bought all my homes subject to the existing loan. On some of these I have actually got the home owner to make up to 3 months payments. Which gave me over a 1.000 month positive cash flow for 3 months. The last properti got for 0 down and no payments for a year. this I am going to flip. I should make around 45.000 on it. The other I am flipping i am just paying the interest on their credit line, which is 70.00 a month, And yes I got their credit line froze. should make between 25 and 30 k on this one. Fear is what i think is a part of what took me so long to get started. I just didn't know what i was going to do if i bought a house and couldn't get some one in it quick enough. I did have my buyers list in order by running dummy adds. But I think what probably help me the most was being a part of the success acamady., At least i had some one to hold me accountable and coaches that kelpt telling me it would work. I also really had to do a lot sole searching and decide if i really wanted change in my life. i hope this helps a little.

Congratulations on bypassing your fears and reaching the success point of no return. I know Dean's materials really are applicable, but to hear the successes of real people give me a boost of hope that I could do it too, even with the situation that I am in right now. My house will be foreclosed on this April 14,2010 if I don't have the reinstatement fee paid (which I will come up with)- My husband left due to a lot of debt arguments so I told him to give me 3 months to concentrate full time on REI. The last 2 1/2 weeks since focusing on RE, I tried to help a friend from being in foreclosure-they were in shortsale but failed because bank didn't accept offer. Also try working on a foreclosure house for them to rent when they move up to where I am.(still negotiating with bank) And working on other rental places that a few people have asked me to look for them. I look at FSBO, Lease-Option, Listed houses, talk to agents, talk to potential partners,but have no results yet. Your 0 down,owning home subject to existing loan sounds like a very good method to use.
Can you give a step by step example of one of your negotiations on how you determined to approach the owner of the house? Your answer is greatly appreciated. I know nothing is more real than REAL ESTATE-I know I am chasing DREAMS but realistic dreams not smoking dreams. And I have 2 1/2 months left to show a nice big check to my absentee husband!!!

Thank you for advice, I will look at your journal. I have joined the Academy since Nov.'09, but have yet to do one lesson due to full time work to help pay for debts(my day start at 6:30 ends at 11:30-6days,Sat.8-10:30. This include work and family) and husband wasn't keen on me doing REI. Now I can, but since going full time,I have spend time helping my friend's family like I mentioned. I will start on the lessons as soon as this whole foreclosure situation blows over. Thank you much.

That was one of the hardest thing i ever did was change, I had to change everything about me in order to make this work. I finally realize that i could not help nobody else if i didn't help myself first and believe it are not i learned this from Dean. I wish you the best of luck on what you decided to do.
