I have been working with a real go getter realtor, last week we looked at 5 houses, I made four offers and 2 of them were accepted! Unfortunately I can only afford one right now so I will have to pick, but what a posiition to be in! One is a 2/2 and would have to create 3rd bedroom with egress and walls in basement, the other is a 3/1 with an unfinished basement but the studs are up and electrical has all been pulled through studs. It looks as though the 3/1 was being remodeled by owners when they went into foreclosure, so main level needs minimal, the kitchen was just redone. I have been running ghost ads on craiglist for a lease/option or contract for deed for a 3/2 in my area and getting some great response. I already have a bank lined up to do the refi with, so once I do the rehab, I will refi and be off to next one. ( I thought about maybe getting private money, so I can do both, but I think my hubby would kill me) Gotta love RE!

Hi Cathy. That's great position to be in. If you did the calculations and wouldn't have to hold the 2nd one very long you probably could use private money. But I know what you mean. I am contacting my realtor tomorrow to give her a list of homes I want to look at too so I can do similar as you, put in offers on the ones I think would be best for me. It's great to see this works. I have had accepted offers two other times, but both failed inspections and I opted out of the contracts. I'm pretty sure these houses will pass with no major surprises.

I too have a deal and will be advertising the property as a lease to own. Glad to see all is well. Keep pushing on that door even if it seems to get stuck as long as it doesn't close there is a greater reward on the other side!

Have you though about assigning one of the properties for a fee? I have a few local buyers (investors) that I have come across from running adds on craigslist. If there is enough equity, I am sure that you could assign. If you are interested in assigning and you want to send me specifics (without the address), I could send out to the few buyers that I have met and see if there is any interest.

What did your ads read? (If you don't mind me asking.) Were the ads to sell the property before you actually "obtained" the property to build buyers list? (referring to "ghost ads") Obviously, I'm a little confused...just trying to follow your story. The lease/option you mentioned...is that so you may find a lease/option buyer OR for YOU to lease/option a property yourself? Did you use your own money, Home Equity loan or....how did you finance? Can you break it down for us?

Sorry I haven't gotten back to answer your questions I have been out of town. My ghost ads were quite generic, Just listed a 3/2 in my city then in description I said bad credit not an issue low option fee or contract for deed possible. I am buying with my HELOC so it's not coming out of my pocket. I also have a private lender that I can use too. I ran the ghost ads to get tenant/buyer looking for lease options. With all the foreclosures going on there are alot of displaced families, that want a house and not an apartment. They may have a good income but got involved with a bad mortgage. I am targeting that group. As for your second question, whenever you write an offer you always need to leave yourself a way to get out of it, in these two cases I can use my inspection contingency to back out and get EM back if need be.

I just wanted to say thank you to all you well wishers. I am inspired by all of the DG family and it's great that we are all a mutual admiration society.sI am having house inspected tomorrow. I have discovered in trying to get the utilities turned on that my city has taken the water meter out, and will not put it back until some issue are resolved. Apparently the former owners did some remodeling without permits. The city has started inspecting vacant houses and when they came across this one they saw the remodel with no permits having been pulled. They are holding my meter hostage until proper permits and inspections have been done. The want electrical permit, HVAC permit, and plumbing permits pulled and subsequently inspected. My inspector will be checking things over tomorrow to let me know if it is just a matter of paying for the permits, because the work was done right or if there is corrective work to be done along with the permits. One interesting not is that my purchase agreement stated that the seller needed to have all utilities turned on for my inspection. They signed off on it but now they want me to do what needs doing to get things done. Sounds like a negotiation point to me. They may have not known about it when they signed off on it but then niether did I. Will let you all know what happens tomorrow with inspection.
