Hello Everybody...
I joined this web site when I got Dean's book: BAREM is the summer of 2008. I had been looking at property for two years then. The nightmare of October 2008 started to happen and by the new year my pension had lost over $60,000. I read Dean's book again and also bought his new one PFRERN and read it, all the time continuing to look for good deals.
I look at all the sites I know of and keep a spiral notebook of the properties I am interested in as well as on my computer. My wife goes to California every quarter which means I am on the computer almost all the time while she is gone. Last Saturday October 3, 2009 I was looking at all the property on: homesteps.com which is all the property the government has guaranteed the loans for. They include Fannie Mae, Freddie Mac and so on. I mainly look for income property: duplexes, triplexes, and fourplexes. I thought...what if there are mistakes by those people that put the property on the web sites. I decided to put in parameters for anything that had 2 or 3 bedrooms and 2 baths...hoping to come up on something that was input wrong. I HIT ON ONE! It showed that it was a three bedroom 2 bath. It was so new it had no picture. I decided to go to google maps and input the address. To my surprise I found what was listed as a single family...was actually a triplex. The picture showed three separated doors all painted red. It was three minutes to five on a Saturday evening. I thought give them a call and see if anyone answers. As luck would have it the agent that input that property answered. I asked her about it and she was unsure but took my number and said she would call me right back. She called me after talking to her broker to verify more about it. When she called back I let her tell me what I already knew. It was a triplex and it was selling for: $41,000. After seeing it online I was ready to jump out of my skin waiting to go see it. I went to bed at 11 P.M. but by 3 A. M. I got up and printed all the properties in the area that I also wanted to see. I shaved, showered and was out the door by 6 A. M. The triplex was 90 miles away and I could not wait to get there. Once I saw it my next step was to tie it up. I had just received some transfer checks from two credit card companies. I called them both and between the two of them I was able to get: $41,500. I had my offer in that day and I am still waiting for the answer. It is killing waiting for them to get back to me. Nobody else has called on this one except for me and now it is is no longer on the site. I just keep waiting for that important call to say it is mine! Tom S.
with the agent, whom you use to submit the offer to find out what the status of the property is and the status of your offer. Look for it in the listings, it will have "Under Contract" in red by the property's photo, they probably move it further down in the listings like they do with HUD listings once a listing as gone "Contract Pending".
