I know I haven't posted about a deal in sometime. I've been slowly working on a rehab in the mountains; taking my time as values are going up there and the season for selling is coming up soon. I should have that rehab done end of this month. Projected NET profit on that one will be $110K. Worked with a private investor on that one. I do the work, he gives me the money. 
We'll each split that $110K, so that will be $55K for me!
Closing at the end of this month is another deal; a short sale, divorce with liens and 2 mortgages that I have been working on for 10 months. If you follow my deals, you know my specialty are these properties with all these issues and complications. 
This deal is right here in my own city. Last time I had one of these deals, I wholesaled it for $100K and that was that. The buyer actually comopleted the rehab on that one and got an offer for $2.4M on the property I sold them for $1.075M with my $100K fee. They put in $500K work. But, they turned down the $2.4M cash offer; and are holding out for a $2.6M offer. Wow, I think I would have taken the $2.4M!! They will profit over $1M on that deal.
Now, I look back at that and wish I hadn't wholesaled that one. So, I have this one. This deal will only profit me $700-800K, but hey, I think that's still pretty good Have my private investor giving me all the funds. I'm doing the work. We each get 1/2. NONE of my own money. Oh, how I love real estate.

Wow, no, you don 't want to come to Southern CA! That's for sure! It is most challenging here, that's for sure! It took me a good 3 years to acclimate to this market after lots of tweaking!
I am branching out to other states for my buy and holds and working with some full service wholesalers for that. So, if anyone offers full service wholesaling, I should have everything set up for that venture in the next couple months.
I have to sell the house spoken about in the first paragraph to pull out some money. Plus I have a couple of investors to partner with for more.
