Here was the deal.
MLS listed estate sale.
Offered $285,000, was listed for $369,000 in terrible condition
Needed $100,000 to $120,000 depending on the finish.
ARV $590,000 with a high end remodel.
They countered at $349,000 and stayed there around 3 months, I came up to $290,000 and they took it.
Sold it to my buyer for $319,000. It was still listed on the MLS for $369,000. My buyer was happy and asked, "How can you sell it to me for $50,000 less than it is listed for"?
This was an LLC transfer, single closing, buyer pays all closing costs. $29,000 to me.
I saw the property one time, maybe spent 15 minutes there, my agent did all the work, I just told him what to offer. I maybe have 4 hours into this including my time at closing yesterday.

Wow, you rock! You are an amazing inspiration to everyone! I seem to have a lot more time into my deals and have found its easiest to have an inspection done and an ARV appraisal to show values. I need to work on that; but even with my agents making money, when they find out I'm wholesaling they are reluctant to close with me again; even making the money they're making. This last agent called me a 'seminar investor'. Turns out they are actually teaching agents to recognize these 'horrible seminar investors' here.
I've successfully closed 5 Southern CA wholesales this year myself totaling $139K alone (shared with other investors)and got myself my own first commercial property netting over $2800/mo alone; after failing at wholesaling in Southern CA for over 2 years; (with only 1 wholesale closing in those prior 2 years.) But I do have to say it gets easier with each one.
I want to encourage EVERYONE to KEEP ON TRYING. It is only through multiple 'failures' (ahhhem... learning experiences; every single one of them!) you reach success. SUCCESS IS ON THE OTHER SIDE OF FAILURE; so long as YOU DON'T GIVE UP! Wholesaling in the big crazy cities is NOT EASY; however it IS possible.
That is great and confirms my feelings that I need to work out of state. I am located in Southern California and the 1 in 25 is not working here right now due to the extremely low inventory.
