Utah is a hot market just like what we are seeing across the country.
I just had another deal come to me that is on the MLS. A Seller that is in a really tough situation lives out of state. His wife has cancer and the last thing they need to worry about is a property in Utah. This agent knows what i'm looking for and brought it to me. I will be closing on it next week. I'm just finishing up my due diligence.
When looking for deal we need to look for sellers that have need. The seller hasn't been able to sell this property because they owe about what it is worth and it has been on the market for a while.
I'm buying it because it cashflows already at $200 per month and I can buy and hold right now. If the market goes up so does this property. If not I can just cashflow it.
The best part is he is so motivated the seller is paying for all the closing costs, agents and also my closing costs. I'm literally closing on this home with nothing out of my pocket and i'm not borrowing any money.
Wow what a deal, I love these kind. Keep on the lookout you never know what your going to find, and who you can help.

Wow, pretty cook Mike, this is how I want to do it too!! Been working it like "Heck" just need more bandit signs out to call them in. I've had a few but they haven't been as motivated as yours yet! Hoping after my offer they will consider and come back to me!
But I'm thinking of assigning my contract to my partner I make upfront money and he keeps the diamond for monthly cash flow $150-$200 and then refi in 1-2 yrs but he will give him 2k for seller and he makes 12k.
