Looking for your first bird-dog deal? $2k up for grabs!

I have a deal in Indianapolis, IN that I am looking to wholesale. If you can bring a buyer, I will pay you $2k. Details as follows:

Address: To be disclosed
ASKING $24,000 OBO

4 bed/2 bath with study/office and 3354 sq. ft.

Has basement, no garage, hardwoods

22% ROI, will rent for $1050, property management fees $105/month, annual taxes $1326

Repairs estimated to be $6-8k

WARRANTY DEED WILL BE PROVIDED THROUGH TITLE CO.

price of repairs,
and if their are any liens or back taxes?

The repairs are estimated between $6-8k. There are back taxes. Before title will be transferred, all back taxes will be paid (from seller). Thanks for looking!
