Only $218 debt service per house. That's great! How does that work with a $370,000 purchase price? 20% down ($74,000), financing the $296,000 balance at 5% for 30 years = a $1310 monthly payment?
The total FMV for all 6 properties is $462,000? For the $92,000 in equity?
Sounds like a pretty good deal to me. So you would be buying them for an average cost $61,666 each and they appraise for an average of $77,000 ea.

We have networked with a portfolio lender that will do a no season refi at 85% LTV. Interest rate may be higher though, it all depends on the market.
So the loan amount, totaling up all 6, would be approx $320K.
Amortize it over 30 years and the payment is $1311/mo for the interest. The paydown of principal is not on there. That is approximate for an interest only payment. Fully amortized is closer to $1717/mo. So, you're paying down each house a little over $60/mo with a fully amortized loan. Generally, accountants do not consider principal paydown an expense as its just building your equity, reapplying the rent towards principal on fully amortized loans.
