I have been on the dg site since March 2012 But have not really posted much, I have just kinda been watching, Listening and LEARNING From the "AWESOME DG FAMILY",And Proud To Be A Part of it,I have been in the Success Academy since April 2012, Still in and Learning as much as I can Everyday.
All of the coaches there are all so Incredibly helpful whenever you need help, But I have to especially to Give my coach Dave Whitmer, who personally helped me almost every step of the way with this deal.DAVE YOU ROCK!!
This is for everybody who is new to the success academy and is hesitant to call the Advisory Line for help, CALL THEM FOR HELP!!! The coaches always tell you if you're not calling for help and not making deals than it is your own fault. Call Them Guys, "They are Awesome "
Sorry to ramble on but I am just wanting to let those that are a little discouraged about not getting their 1st deal done yet to NOT GIVE UP! Keep at it and DON'T LISTEN TO THE NAYSAYERS!! I Live with a Naysayer and have been married to her for 25Years 
I would be lying if I told you it was easy, It took being pro-active and getting my boots on the ground, putting in my offers , I had 2 -3 others under contract but they fell apart, But with each one I Learned a Little more and still have SO MUCH more to learn, My Grandpa always said "We Lean Something New Every Day And We Are Never Too Old To Learn"

Here are The Details Of My Deal:
I got it under contract from the MLS for $199,500 ( ARV= $354,000 ) cash offer Aug 1,2012 wrote offer under my LLC BLUE SKY INVESTMENT PROPERTIES( sellers accepted within 3 days,)Then we waited for the 2 banks for their acceptance, B OF A & Suntrust were the Lenders. In the meantime I continued to work on other deals while we let the banks fight it out.
Everytime we got got confirmation the approval would be within 48 hours they would switch negotiators 
But I continues to be persistent and would have my realtor continue to keep communication going with them, finally they came back with a counter offer with $199.800 unstead of the $199,500, $300.00 more dollars? I did not understand the reason of this but did not question it and quickly and gladly signed the addendum,especially with them giving us only that day to accept.
This deal is not done yet,You see B OF A Was the second lender and suntrust was the 1st lender , and B OF A had agreed to a $6k payoff, but at the last minute ( 10 days before my 30 closing was up Per my contract) Suntrust would only pay B OF A $3,600 so back we went to negotiations , B OF A OF COARSE finally agreed,But my title co had to creatE new HUD-1'S and so on " I cut this one very close!!
The sellers were tired of the yo yo thing with the banks and finally said if we don't close by Dec 31, they would just let it go into foreclosure, and the banks would not budge either for closing beyond the Dec 31 date holidays,everybody was leaving town ugh !! I just continued to be persistent in getting everything done ( T's Crossed I;s dotted you could say) But I got everything in order finally "YIKES"
I sold it to 1 of my cash buyers for $225,000
I added him to my LLC ,since there was a slight deed restriction as well,used his funds to close in my LLC and He paid me my $25,000 OUTSIDE OF CLOSING,
we officially closed and recorded on Dec 28th Cut it pretty close don't you think ?)
They also had no double closing deed restriction as well.
I learned so much on this deal and also was able to find 5 more very good cash buyers to add to my list, I feel so blessed " THANK YOU LORD" and Thank you again Dean and everybody from the Dg Family for all of your HUGE GOLDEN NUGGETS of wisdom you share every day. NOW ON TO DEAL # 2, I have lots more offers out there and I know I will grab another one and another and another Sorry again for the very long Post

I love hearing success story's like this, because it just keeps pushing forward towards my first deal. I had 2 deals fall apart on me before, but I learned from them. I know my first deal will be coming to me soon as long as I keep pushing forward.

Thank you so much for the great reply, I am working on # 2 and They have to get easier from here out, I learned so much from this one, and what a very blessed pay day in the end.I did have buyers in mind, I have some that like different purchase price levels, I had 1 buyer who was ready to go buy would not commit and the buyer for this one I got from a Bandit sign

I learned so much on this one and it is so true we learn a little bit more with each one, I had 2 other under contract but fell apart before I got this one, We just have to continue taking action and keep moving forward, Like Dean says we learn from keeping our feet moving forward with each and every deal we get more and more motivated and don't let our fear get in our way. It seems really crazy because I just
watched Total Recall w/Arnold
the other night and in the first 10
minutes or so when he gets to Rekall
the staff is setting up the program
for his memory implant & the guy
on staff says something like:
"O...Blue Sky on Mars?
That's a new 1 I haven't seen before."
(foreshadowing his mission completion
at the end of the movie & getting the air)...
The next day I mentioned that to my cousin
(who was reading a law book at the time)
and the term of "Blue Sky Laws"
jumped out at him & he was showing me that...
(something about investor protection
from securities fraud on the stock exchange)
THEN FINALLY I was watching a weekly wisdom

I think there's some really weird clues all
over the place for us if we are just open
to the opportunities God has placed before us...
and this just seemed like dots connecting
*or* 1 of those puzzle pieces
urging me to continue pursuing REI
despite all the challenges that
have been placed in my path
(I even thought about quitting at one point)
*forget that*!!! haha
