OfflineOn the Monday before Thanksgiving, I met with a seller at house she is selling for her mother. She had called me about this house way back in 2011 after getting a yellow letter from me. I would call her every couple of months and leave a message saying I am still interested in buying when she is ready to sell. I also told her if she no longer wanted to sell it to let me know and I would stop calling. The last time I left a message for her was back in April of 2012. She called me in November and said they were ready to sell.
The house is in a great neighborhood, but this family was original owners and did no upgrades since house was built in 1958. House is a wreck moldy and full of junk. Got it under contract on Tuesday before Thanksgiving, and had it sold by 4pm on Wednesday. Should close next week. Was a very fast turnaround.
I offered it to one of my buyers giving him the opportunity for first refusal, and he took it before I had even sent it to my buyers list. Had about 1.6 hours into it, not a bad payday.

Follow up is definitely the key, I would have continued to call until she told me ohterwise, in the end she called me.
