Friday August 10th I was meeting with a home owner in pre-foreclosure. (face to face) Turns out the place was really in bad shape and the equity I thought they had was not there at all. (looked good on the internet!!) In fact it was a short sale. So I turned the seller over to my short sale team and drove the neighborhood.
I see an estate sale sign on the corner and drive to the address. I ask the owner if the property is also for sale. He says it is. His Mom is going into assisted living and he has the POA. The place is paid off!
ARV $175,000
Rehab needed $20,000
I put it under contract the same day for $100,000, assigned the contract to one of my rehabber/buyers for $110,000. $10,000 assignment fee in two hours work!
My buyer bought at 74.3% of ARV minus repairs! My deals coming off the MLS have been around 75% to 78%. So as always, your better deals will come from unlisted motivated home owners.
We will close in 2 weeks making this my 6th closing in August so far!

As I have gotten older I have come to realize how much giving directly affects our happiness and our sence of accomplishment. No matter how many deals I have done the ability to give back seems to be more satisfying.
I commend you on your charity work. You are a great example of how individuals can make more happen in the area of charity than what governments can accomplish. I have traveled the world and seen this time and time again.

Old school? Maybe. I sure have found some great deals this way. Unlisted, no competition, easy contract assignments etc. etc.
While I am in a neighborhood I ALWAYS pull over when I see a listed house for sale that has fliers attached to the sign. Or call the agent on the sign to see what the property is listed at. LEARNING the neighborhood first hand.
Its all FUN! Beats the heck out of sitting home surfing the internet and finding non producers and overpriced properties!

I agree wholeheartedly about driving your neighborhoods.
Most of the boarded up houses we have been finding are REOs or already listed but we are researching one right now that we just found, purchased in 1973, owner died in 2005, and back taxes since 2007. We can't believe it is still just sitting there waiting for us but so many people just try to do it all at their computer and leave these for us to find!!!
We are getting ready to go door knocking the neighbors to find how to contact her family because even after all these yrs the tax bills are still being sent to the prop address.
Should be a fun learning experience. Ad we hope profitable!

I do my own estimates. When I first started I had contractors come and give me written estimates. I was always there with them asking questions. I did it that way on 5 or 6 properties until I had a real good feel for rehab/remodel prices.
I have found that my rehab buyers never go by my estimate anyway! Every one does it a little different. I never provide a written estimate for my buyers. I just tell them this is the ARV, this is how much rehab/remodel it will take to bring that ARV, this is what I am selling it for. At first I provided my buyers with a detailed property evaluation, CMAs, 3 contractor estimates, etc etc. I have found that to be a waste of time. REAL INVESTORS KNOW THAT STUFF and do their own due diligence!!

I found 3 over the weekend using this method on my way to our kids football game. Got them undercontract and will assign them over to our buyers. This REALLY does work.
And if your friends with your mailman and leave him a nice Christmas bonus each year, you might be able to get him to leave you lists of empty houses, houses with overgrown grass, foreclosure stickers on windows, and new houses on the MLS that are on his route.
