Did three wholesales this week, under contract and sold. All with non-refundable earnest money deposits in the bank. All my earnest checks covered!! Will close these while I am out of town on vacation and doing student meetings in Georgia, Alabama and Florida.
Two were HUDs and one was a B of A REO.
All were under contract within 24 hours. I think I have made over 50 offers this week and 50 the week before. So 35 to 1!!
Deans training works!
None of these were high dollar deals for me. Will double close all three. Should net $3500 on each one.
$10,500 total. Can't complain I guess.
More to come! Its only the 11th!!

Its funny, when I see a posts out there and people making things happen I think I wonder if this is another one from Michael. Last 2 I picked before even opening up. I have a deal locked up, closing Aug 7th, hopefully doing a double closing with a builder buying it an hour later. A realtor called my realtor today about a house we were interested in a few months back, told my realtor to bring any offer and my realtor seemed to have a certain figure to go in with, so that goes in tomorrow. Sent out 250 letters to ansentee owners yesterday, have 2500 more names to go through from a list we purchased. I guess I'll be taking letters 101 when the first call comes in. Keep making deals and pushing us! THANKS for being out on DG actively and keeping us motivated!

You are an action taker for sure!! It is amazing how things start coming your way once you have taken action and done a deal or two. Finding those deals is the KEY to what we do. Buyers are a great thing, but if you have nothing to sell them they don't do you much good!

the economy is getting better and the price of Houses is going back.the houses are selling now there is no more wholesaling in real estate.all homes are selling retail price and retail buyers are buying no more wholesaling.

Congratulations Michael on the deals, I am on a rolling streak myself actually a very good one from day one, zero. Maybe one of these days I will break the streak and get one before I die. Bad way to look at it but my biggest streak is in bad luck actually, son totaled his car so been busy helping him, was wanting to make it to an rei meeting but this is out of the question until he gets his car as my daughter, my son and myself split two cars and three different shifts and the rei meetings fall right when both of them work. Just another hurdle I guess to jump just like all the others too.

My posts confirm the value of having properties to sell first. Then the buyers. Not the other way around. (For me anyway) Of course I work on my buyers list every day, don't get me wrong. But if I have nothing to sell, my list really makes me NO money!

Yes, I do LOVE wholesaling! At first I was thinking that I would do it just to build some quick cash and then move on to fix/flips and L/Os. However, I will ALWAYS wholesale while doing other types of deals. The demand is HUGE for real deals. BUYERS are everywhere, the trick is finding and controlling the deals!!
Well, my flight leaves at 12:00 today, going to start in Atlanta, do some property viewing and training with 2 of my students. Then headed over to Birmingham, Ala. to do the same and finally head to Ocala and then Orlando Fla. In between work I WILL take some vacation time! I will be back in 2 weeks!! I currently have 4 closings scheduled here in Denver while I am away.
Will be adding more. NETWORKING, TEAM BUILDING nationwide!!

Those rejections happen a lot as inventory decreases! Just have to come up. Real investor buyers know in these circumstances their margins will decrease.
Atlanta is hot!! Areas with a ton of scrapes and new construction abound! Also some great standard fix/flip opportunities. It took me 24 hours to find 5 deals!!!

These are all "dry" double closes. I use my buyers money to fund the a to b.
