Whoo hooo.... Dean has really motivated me this year. We now are in the middle of one rehab house and just bought 10 acres of vacant land at less than 50% of asking price.
Owner carried at 5.5%... I'm thrilled! We'll plant this to a vineyard and maximize it's value. If I were inclined (I'm not, though...) I could easily change the marketing strategy and up the price 20 or maybe even 40K, and put it right back on the market.
This one, guys, was just really poorly marketed by the listing agent. All the pluses ( rolling topography, freeway visibility, a viable well in drought stricken southern California) were not even mentioned in the listing. As Dean says, think a little differently and find all the assets that a property has to offer. A nice little boutique vineyard/winery with huge potential for freeway signage visiblity... PERFECT!
This parcel was on the market for 800 days! By the time we came along, they were more and more motivated to sell. We were the backup offer back in December, then the 1st place offer fell out of escrow about a month ago. Don't hesitate to be the back up offer and call call call for updates. It works!

Sounds much more appealing than just vacant land, a vineyard with highway frontage, this is really great. Have you been buying acreage quite a bit or is this a first?

We are not afraid to buy vacant land... our last parcel was an avocado grove, plus we put on a mobile home which we bought used for 19K, and we've been renting it out for $1400 per month for years.. netting us a profit of 15K (after taxes, trash, etc) per year, year after year, AND the grove income from the avocados. It's a winning strategy!
We would like to do the same for this parcel... put in the plantings for us and a mobile home so the renters can pay the bills while the crop matures and have two streams of income from one parcel of land.
