Pro Formas

While I wait to see what others are using I actually opened up Numbers (which is Apples version of Excel which I like much better) I got to work on creating my own by looking around and combining some info.

It's a work in progress. I'm open to hearing what others think and what should or shouldn't be there. I don't want to over complicate it but I think it looks decent and gets the majority of the important info in the doc.

No Body using Pro Formas???? I'd love to hear if you are, or if you're not, why? I'm very curious.

It looks great, and it would be something that I would consider using as part of your presentation. I would do the following:

* Add more acquisition info (Closing, Holding, & other costs)

* Yearly Taxes & Insurance should be on here somewhere. Also how much it would cost to get a hard money loan, or a straight loan, based on % & what the mortgage payments would be at different percentages.

* Somewhere on the page, I would put all the info for Comps (Retail, foreclosure, Active, pending & Solds), along with a few rental comp numbers.

* If you can add a few more pictures, or even add video to this, that would help, too.

I'll go into redesigning this and probably adding another page. I was told to keep it as simple as possible... but you're right, there is some information that NEEDS to be there that isn't.

I have a space for a link for the video, but I'll add a link to the online add where they can view more pics, or just add them to the back of the performa behind all the data.
