An ad that works to find your investors

An ad like this will get the phone ringing. Then talk to the investors who called about their experiences, where they like to invest, how they pay for their homes, what their exit plans are, and so on. I always want to know the investor I am dealing with. I did not want to talk about property because I had nothing to offer. When our discussion finished, I told them that I did not have anything available for them at the moment, but I would call them when I found something that suited their needs.

As I built up my buyers list, I had a potential buyer for every property that I put under contract. I never bought in the war zones when I first started Wholesaling; I did not know to whom I would sell them. However, once I found a few buyers who were experienced in the war zones and who were interested in buying more if I found the right deal, I started making offers on war zone properties as I learned about them. NOTE: I did so, only because I had buyers lined up to take them from me.

“Bread and butter” properties are never a problem to move if you get a good deal. A majority of your buyers will be interested in most of the properties that you find in these neighborhoods. They are typically very easy to sell.

Where do you post these ads? I am new and it's kind of overwhelming all that you have to put into place. Not sure which to do first. Any advise would be appreciated. Thanks


what do you mean by the war zone???

I have a buyer list in place, I haven't done my first deal yet, my offers are not getting accepted Sad, I have met other whole salers so what I am going to do is market their properties to my buyers and split the profits.

what are you doing to get your offers accepted, are you only dealing with FSBO?

Place them on Craigslist.org , Backpage, and any of the free sites like those. Somewhere here on the board is a post I made that has a very long list of free sites where you can post.

what are you doing to get your offers accepted, are you only dealing with FSBO?

I am getting offer accepted because I find exactly what they want and I get the property at a very low price. If the seller doesn't discount the property you will be trying to sell if for the next no telling how long. You have to get it at a discount or it does no good...unless a retail buyer comes along.

Have you really talked to each buyer in detail and find out exactly what their buying criteria is and what areas they buy properties in? You have to know your investors criteria.

Yes I know what they want how much they want to pay how many properties can they buy everything.

What I am talking about is with the REO's or foreclosures I am having a hard time for them to accept my offers. I do not know if it is because I always put my own closing / escrow company in the contract even when they say that they want to use their own escrow company, but if I submit the offer with their escrow company I will not be able to double close and get the transactional funding... right???


As a comment,

place these ads also in the paid portion of the classified section of the local newspaper as tons of people still use this exposure to look for houses. You can't always use the free areas and still expect to make money in this competitive market. It is still the old adage that you have to spend money to make money. Not a lot of money but always using free will only go so far.

Bill is right about posting on the paid sites. There is still a lot of people reading those. I still find that most of my buyers that are not my investors, come from Craigslist. I do get some spam but I have found many deals and many buyers from Craigslist.

I like your ad because it doesn't sound like I have something I don't like some ads. it's just info gathering. i'm not lying by saying oh i just sold that property that I never had.

Nothing that is being done by the masses will work for long.

The reason is that investors get tired of calling ghost ads, Craigslist ads without a real property attached, squeeze pages, etc. It works great for the first 1000 people, but when 100,000 people are doing it, it gets pretty stale and the success rate plummets. Just look in your city's Craigslist and see what I am talking about or see how crowded busy corners are with bandit signs.

BTW, when I call on an ad and there is no property attached, I remove that number from my database as I know they are just trollers.

War Zone!

War zone is basicly a bad are of town with alot of crime. There are invesoters out there that will deal in areas like that.

How do you weed out the investors from just ordinary people looking to buy a primary residence? I would think that the ratio is not very even
