How to reply to a Sellers CL ad?

Hi Folks - I'm finding FSBOs on CL trying to wholesale or LO them. I'm looking for input on the best way to respond to these people. Find below a response I sent on one such property. I'd appreciate your input and critique please. Thanks in advance. Dave

"I have done some research on your property and I must say this is certainly a beautiful home that I'd be interested in. As I mentioned, I am a real estate investor. I buy homes one of two ways. The easiest and quickest way is to buy the property for cash at a discount. If we come eto an agreed upon price I can usually purchase the home within a few short weeks.

The second effective way I buy homes is my company helps people with less than perfect credit to achieve home ownership. We put families we qualify in the house who will hopefully own the house one day. Throughout the lease term your mortgage payment is guaranteed by my company. If for any reason the tenant we place in the house does not make a payment, it’s my problem because you will get your rent no matter what. They pay me, I pay you. If they dont pay me, I still pay you. You do not have to worry about ever getting paid. Most of our tenant buyers rent for a year or two and then buy it outright at our agreed upon price. This is truly a win-win situation. "

Just straight up ask them

Just be straight up ask them why are they selling. Use your ears to tell whether or not if its a WANT or a NEED. Just work with the ones that NEED to sell, the ones that NEED to move quick. But, you really shouldn't say much in your e-mail except for when is the best time for us to speak over the phone. Find out WHY they need to say and what they want done with the property.

that initial call should be to make the initial contact and get some basic information. Follow up with a second call to ask the questions above. Most important, find out why they are selling. Find out what their situation is then you can make it a win/win for everyone!
