For those of you who are just starting out,like myself, and are trying to start a buyers list, I just found a pretty cool site that allows you to design and print out flyers for free. I am currently trying to build a buyers list and designed and printed out 100 flyers. I only got up about 25 today....places like delis, the local mall, about 10 different laundry mats etc. I still have a lot more work to do, but its a start.http://www.band-flyers.com

Very good job. There are so many things to learn, and a very important thing to keep in mind is that you've got to tweak every strategy to fit you. A great strategy for some else may not work for you until you Mike-en-ize it and you own it, and grow your confidence in it. If you ask any great fisherman what is the best lure in their tacklebox and most will say "confidence". The main thing is that you are taking action!!! Some days you will think you made no progress AT ALL, but when you stop and evaluate the day you WILL discover that you in fact accomplished things. They may have been small, but they are very important.
Study, learn as much as you can and LEAN on the DG posse on this website to help answer your questions and to keep you motivated. So important to just keep on taking those baby steps (or old man steps Lol) every day, and they will turn into a power walk soon. Mike, keep up the hard work, keep us informed and thanks you for the flyer website.

Crazy... in less than 5 hours of putting up the flyers, I got 3 calls, and I only put up about 40 now all together. They were actually messages on my cell. I got to call back tomorrow. 2 of them just left their name and #, and one lady left a message saying that she wants to buy a cheap house from an owner (not agent) for her daughter, and that she was very motivated. Sign read "House for sale. 50% below retail.

I remember reading that you shouldn't promise something that may set the buyer up for disappointment such as "50% below retail". Let us know how it turns out. I believe that it stated the reason was because you create an expectation for the buyers and the deals usually will not be that good to hand out. Then the potential buyers may label you as a "fraud" or B.S.er. I plan to use flyers, but will use 20%-40% below retail. Just my two cents! Good luck and keep being active.

There is no such house. When I call those people back, I will tell them that that home is under contract(my homes come and go fast). Then i'll ask them if I could give them a call back when I come across another home that they may be interested in. I'll get a little info to see if they qualify to be on my buyers list, then BAM.
