I have found an excellent way to help build your buyers list that I havent seen in existing posts. Alot is said right fully so that RTO owners are probably better than than LO owners to consider assignments. and rehab properties. I have started using a website here in Alabama...Hometown Rentals.com. They charge $79 for a 6 month subscription and they show all of their properties with owner information for each property. Its kinda light picking your apples from the lowest branches. Although nothing is easy, this has made it easier for me. Dont know about Hometown Rentals in your town, but there has got to be companies of this type in every town with substantial population. Hope your all doing outstanding, and Happy Picking!

Jim, if you don't mind, what is the exact web site, or how would I access that information from the county clerks office from my computer?
Thanks for the info,
David
I appreciate this good info. I wasnt aware of this, but since I live in Alabama and we are only 20 years behind you guys ...no electronic access to a lot of records at the courthouse, this just worked a little easier for me. I am a big fan of yours and hang on every word. Havent PMed you but follow your posts closely. Keep it coming!!

Help me understand this post.
A county records site showing the absentee owners is a lot different than a site with an active list of properties for rent or did I miss something.
Although I would agree an absentee list is a great list it isnt as great as an absentee active for rent.
but I suggest you Google tax assessor for city or county in question. If they are not 7 or more years behind, they will have an online department with a link like "Property Search". Click it.
At this point, it helps to have a name or address to search. In order to identify investors, look up a rental property (the ones with for rent signs in front ; )) address. Then, do a second search for the landlord's name. If he/she owns more than one property in your target area, you will see them listed.

You young guns are so much better with computers than us "seasoned" guys. You act like it is an extension of you arm, while us oldies act like we will break it it!! Anyway, seems kinda completed to me cause Id rather have a complete list in front of me instead of going thru all the hi tech stuff. Its just easier and much quicker and for $10 a month its worth it. And I can talk to them about their paticular property to break the ice. I hope REI is going well for you and look forward to reading your posts in the future.

I got it Jim. Thank you and Dana, you guys are Great. You save us a lot of time.

It has 97% of all properties in the country and all kinds of ways to search. AND its free. It just doesn't give you the active for rents which I think the poster was referring to with their post.

You have change the county from mine to yours and search away... There are also comparable sales.
However I still think it easier to call your title company order a list of absentee owners who have purchase multiple properties within the last 12 months where a mortgage deed or trust deed was not recorded on the property.
That is a list of active cash buyers.
Thank you for the site and the login in info, but when I went there it only lists one property at a time, and you have to have additional info to get the info. Am I doing something wrong??

Hey guys, when it comes to solutions everyone thinks theirs is the cat's meow. Great, it might work well for them but it might be a bust for you. It depends on where you live, what you need and how you plan to use it. Try Jim's website, Yellow Letter's and try my idea. I have accomplished my goal, and that is to get a dialog going that has numerous ideas which hopefully will help many. Good seling to all!!

If you know a property was bought by an investor by name or by company you can search the address and it will tell you all the properties that person owns. You can search by street or name or pretty much anything.
