developing a buyers list

Hi! I`m brand new on the DG scene and have been looking for a outline of questions to ask a buyer just what they would like in a deal, like the Property Inspection Form. Also would like a story or two of someone approaching a bank officer,dress code? I take it one is sort of looking for an old familiar spirit, kin you instantly bond with. Any method of what is said when talking to funding people etc. Thank You Steve

Questions for Buyers: 1.

Questions for Buyers:

1. What criteria of the property are they looking. Rental, Rehab, # beds etc.
2. What particular areas do they invest. County/ Zip
3. How many beds..... etc
4. How much ARV, repair cost etc....
5. Are you a Cash Buyer, or do you use Hard Money to buy?
6. Just try to figure out how to build a good relationship, it's very important. You will find more ways on page 205 of Profit from Real estate Right now Book if you have it.

Just be yourself. For me, approaching anybody whom you will solicit for any monetary help or funding, dressing well is very important. Someone who became very successful once told me, " If I dress good, I look good, If I look good, I feel good, and If I feel good, I do GOOD. Blessings to all. LA

who out there knows how to put an ad on craigs list? I for one would certainly like to know how to do it step by step. I can't seemed to get it done for the life of me.

3. After that, try to sign in
4. At the top most right corner of your screen look for "Post New ad)
5. Choose your State
6. Everything then will follow. All are self explanatory

All MLS are set up differently. Have your agent try searching by "terms of sale".


Dress how you want to be perceived

Want to be taken serious??? Don't dress like you just came from the beach or a party.

Unless you're Dean or someone who already has a relationship, first impressions mean everything.......EVERYTHING!!!! Wear a nice shirt, slacks and shoes, look the person in their eyes the entire time, and be very clear in what you want. It should be in less than 3 full sentences; anymore you're rambling and might not get taken serious.


Strong Cash Buyers List

contact a RE agent and have them send you a list of properties that have sold within the last 90 days for cash, right along with the purchasee name and contact info. Hope That Helps

Does that really work???

I cannot believe an agent will actually take the time to send a total stranger all that info and not even see if they are the least bit qualified.

Seriously??? What states has this happened in????


Trust me it works

Elix that strategy was able to work for me because my realtor is my cousin so it was kind of a win-win situation, and if you establish a good relationship with a realtor and it can benefit him as well why woudlnt he want to help you

That could work with someone you have a relationship with, but I don't think it will work just calling a stranger.I know my REALTOR would do it but I been dealing with her for twelve years.

The question was in regards to you calling up an agency and asking an agent to do what was asked and they blindly did it. Your cousin being a realtor doesn't count.

I can see if you have a relationship or they are a referral and you doing it but for a total stranger to call and an agent just doing it in a way reeks of desperation and them not doing so well.

Hi Im also pretty new to investing and in the process of building my buyers list. This is something I haven't tried yet but it makes a lot of sense to me and is my next step in looking for buyers. Going to foreclosure auctions and REI clubs is the best way to add cash buyers to your list. I know it requires getting out of your comfort zone but I believe its really worth it. When you go to an auction, you dont necessarily have to make a bid, just watch every one who does make a bid. Look at all those hands going up, those people are buyers ready with cash willing to buy right now since in auctions you have to have cash in order to buy. At the end of the auction, you can go up to these people and introduce yourself and get their contact info. I hope this helps. Good luck to all who try this approach, including me lol.

Try Networking in your area...

Look for a REI club and attend some meetings...they are a great place to meet people in the business...get some cards made up so you can exchange them with others and let people know you are a RE Investor.

As the official Defender of All Real Estate Agents, I truly believe this does not work as often its made out to appear.

For one, any competent and time-respecting agent is not going to just stop whatever they are doing and print out a list for any and everyone.

They normally will not just accept someones word that they are a buyer, or investor, etc without confirming by meeting or having them bring in some type of verification. I'm sure it does happen but I seriously doubt its a normally successful matter


I have never been asked to do this for anyone...

As a Realtor, the Cash Buyers that I have been in contact with do not come in asking about other Cash Buyers. They have their own criteria they are looking for...and 'Other Investors" is not something they come to a real estate office looking for.

makes me think the person is an amateur and the first thing I ask for is for us to meet in my office and for them to bring their corporate docs and bank statement.

I never hear from them again

How can this list be verified? Sure, we could test it and see if it is real, but then we probably have to give our credit card numbers to an unknown service.

i would be somewhat skittish about anything like that in the first place whether it involved a CC or not...not to mention the possibility of things like SS#'s or anything that could be used as info for identity theft. So for me it would be a "thanks but no thanks"-type scenario.
