ok for those who dont know me my name is brian and i have been coming here to the site for about 4 years faithfly and im from cleveland ohio
(nice to meet you ) anyway i been going back through all my bookmarks and trying to do some of the strategies again and its working!!!! well anyway i sent an email to this realtor one of the ones that matt larson put on here and i told her to make me a spreadsheet with all the cash buyers in the last 6 months with the asking prices what they bought it for address' phones numbers etc...she has been updating it everyday it was around 10 or so friday right but when i checked it today its 845 cash buyers i cant believe it i just got to say if you take what dean and his coaches teaches and take action you cant fail so dont give up keep trying and it will happen losers quit when they fail and winners fail until they succeed
I am currently on the verge of having to file BK. I contacted a Realtor friend last week about my situation and he suggested possibly short selling vs. filing BK to alleviate the major debt.
An appraisal was obtained in 2009 which valued the house at $130,000 at the time. I currently have a 1st ($105,000) and 2nd ($92,000) totalling $200,000 roughly so am upside down $70,000 give or take (depending on current market value).
I am also looking to buy a new place. I would prefer a house 3 BD / 2 BA with 2 car garage in East Mesa/Gilbert/Chandler, AZ area. I would have to do a lease to buy option because my credit is horrible!

im in cleveland dont really know to many people out there in az and not to good with short sales so not going to give any advice except maybe try looking on this site to find people in your area and try to find out all you can about short sales and about filing bk you really dont have to do that but if you do i do know a way where you never have to use your credit ever again if interested just ask
and if i come across anything in that area or any one i will try to
send them to you take care

Hay ldunckel, this is lbrown, after reading your post you left out a lot of different areas that one would have to know but let me take a stab at it anyway. Do you have any family that you could stay with for a short term? Or maybe a good friend? If so do that and at the same time make up some flier's, bandit signs, and if you haven't already put it out there by word of mouth to everyone in your area that you have a house for rent/sale. You can also try calling other investor's in the classified section of the news paper. Put a post on "Craigs list.org or ebay.com. to find other investors.I know storage cost money but find a way to empty the house and clean it up inside and out, this is the time for "yard sales". Take advantage. The goal is to rent the house if you want to keep it. Rent the house out for the monthly note on the least, if you can get more good for you but if not you have money coming in and you can pay your mortgage and save your credit. With what credit you have still intact continue to look for you another place. If this works out you'll have a rental or your first rental generating income for you and the mortgage is still being paid. The plan is for you not to have to file BK or have your property foreclosed on. I hope I have been of some help. Good luck.

Have you tried to working with the lenders concerning loam modification. This could be helpful. Remember that short sale, foreclosure and Bankruptcy will all affect your credit. Try to also see if they could reduce your mortgage payment making it comfortable as if you were renting. To hold is better than to lose altogether, and in due time selling if this is your desire. This will not prevent you from doing a lease option purchase. All the best.

Sometimes I would like to lend my opinion or knowledge but if the posts have no punctuation, no capital letters, ridiculous abbreviations, misspellings, and is one big run-on sentence, it's not worth my time to figure it out. There's a good chance more would lend their ideas if we didn't have to decode the sentences.

to Idunckel, Im located in arizona. Sorry to hear about your situation but you still have a lot of options, take ibrown and sanberns advice and if they dont wont work, take your realtors advice and short sale. My mom was in the same situation paid 200,000 3 years ago and she just sold it via short sale for 75,000. Yes your credit will take a hit, but there are so many investors out there right now (especially in arizona) doing Owner financing and/or lease to own. Hope that helps, and god bless.
Is there anyone using Dean's stratagies in the Chicago land area? If so are these stratagies successful?
I've gone to auctions at the steps of the courthouse, and when I've gone there are serious investors there with cash in hand and they bid up the properties to almost, if not their full, retail value. I've also gone to tax sale auctions and I can't help but think there are plants there. So many of the properties sell for much higher than I'd pay for them. When you take your client there, tell him to make sure he has a set price in mind and has done all due diligence on the property(ies) he's interested in and don't get caught up in the heat of the auction. Don't go past the set price you've set with regards to all the calculations of repairs and liens.
When you're there, definitely network with other buyers. You have a great opportunity to network at an auction. When I went to auctions is was before I got Dean's books and I didn't realize the value in marketing with the buyers there. Don't miss out on this great opportunity while you're there.

The sales are so little/slow now that in my area in my area the county records are fairly up to date.

Due to the current economic conditions I have decided to ramp up my existing operations. I not only represent myself but I also have several investors in and out of the area that I help find, rehab, rent out, and manage properties. Because of the money backing me, I have set the goal to buy 100 hundred properties within the next 12-18 months. Some of these properties I will buy and hold myself, some of them I will sell to other investors and some I will buy, fix up and flip for myself. Regardless of the stategy I use on each property I need to be very aggresive on the price I pay for the property, especially in the current market. I have not chosen a real estate agent to represent me yet. The agent that I choose can not be affraid to offend other agents with low offers. The agent I choose also will have to be available at all times. I use several stategies to buy and sell properties quickly including making verbal offers when permitted. I will also look at a lot of properties and buy only a few. So an aggresive work schedule will be required. The upside for the agent that gets accepted will be lots of commission. I will pull in the agent on fore sale by owner deals. At times I will write additional commision into the contract when we ramp up to full speed. All that aside, I am a professional and I expect to work with a professional. I want to make money and I want the agent to make money. Here are the type of properties I am looking to buy:
Single family homes 3-4 berooms, 1-2 baths at least 1000 sq. feet.
No mobile homes at this time
No home built before 1950
No vacant ground
Loacted olny on the westside of cleveland, only in low crime neighborhoods
If you have properties that fit this description or would like to represent me please let me know also
I am looking to grow my cash buyer's database. I want to work with you personally so that we can build wealth together. All I need you to do is send me a spreadsheet of all the properties that were sold in the last 90 days for cash. I'll need to know where the property is located and the buyers first and last name if you can get that. Also include the list price and the actual sale price. What I'll do from there is market to these cash buyers explaining that I have ways to find amazing deals that no one else can and that I want to bring them deals on a continous basis. For every buyer I find on that list that I end up passing a property off to for a profit, I will give you 15% of whatever profit I make. Not a bad deal for just sending me a simple spreadsheet right? Again, I hope to work hand in hand with you so that we can increase our profits and build our wealth together. I look forward to working with you (agent's name)

ok, it would be better if you call me i can tell you much faster,
but make cold calls go in your local newspaper and call the for rent and lease options ads. Call and say something like this hello how are you ? My name is i was calling about your ad such and such and say well, the reason i was calling was to see if you are in the market to buy any more properties? A lot of people will say no, but thats ok give them your number anyway tell them that if ever they are to give you a call. A lot of people will hang up the phone on you and that is ok also it happens i get hung up on about 10 times everyday keep it moving. I suggest that you call every real estate ad in the paper and ask that's what me and my partner do everyday also let them know what you do and that you come across all type of properties all the time.
Have a real estate agent make you a spreadsheet of all the cash buyers in the last 90 days or so with the type of property, how much it sold for, the listing price, phone numbers, property address', owners address' days on the market etc.

i get blank copy paper color or without, but the brighter the color the better and a BLACK sharpie at family dolar store or wal-mart and some sheet protectors they come in packs of 5, 10, 20, and and some packing tape or stapler
