1. “Hi, is this (their first name), my name is (your full name) and I’m just getting started with real estate investing. County records show that you own multiple properties in the county and I wanted to see if you are still investing? (If yes) Great, I’m glad to hear that. I’m looking for great deals for buyers here in the area and was wondering what kinds of homes you might be looking for?”
2. Get personal criteria
a. “What technique are you using?” (Buy & sell/buy & hold/lease options, etc.)
b. “How often do you buy?” (Frequency)
c. “How do you close on properties”? (Cash buyer, has financing lined up, etc.)
3. Get property criteria
a. “What kind of neighborhoods do you buy in?” (Low, middle or high)
b. “What’s your price range?” (100k-125k, 250k-275k, etc.)
c. “How much equity do you need”?
d. “What size of homes do you buy? “(sq ft, # of beds & # of baths)
e. “Do you work with rehabs?” (if so, what type and how much)
4. Close conversation
a. “As I’m out looking for property for other buyers, and see property that match your criteria I’ll give you a call.”

2. Consider how much time you have and how many buyers you could speak to. 3-5 minutes average, 10 minutes max! You need time to meet others and so do they.

Note: If they have time, move forward, if not, set up a specific day and time to call them back.

“What’s your price range?” (100k-125k, 250k-275k, etc.)
“What size of home are you looking for? “(sq ft, # of beds & # of baths)

“Do you have any repair skills?” (If so, what type)
“Do you have any local amenities you need to be close to?”

If, for whatever reason, we don’t have one that matches up, we will get out and find one ASAP! Will that work for you? Now if you have any questions for me throughout this process, simply just give me a call back, I’d love to help. Thanks so much for your time today; I look forward to working with you.”

List of buyers with recent cash purchases who own more than 1 property.
Tenant/buyers
List of home owner in default for 6 months or longer-I will call to see if they have a place to move.
List of turn downs from lenders and other real estate agents-I will call them to see if they are interested in Rent to Own.
Property lists
List of property on the market for 6 months or longer-I will call to see if they will sell below market or Rent to Own property.
Expired listings-same as above.
List of “out of state” owners with property for rent-they may be interested in selling cheap.

jbrog786, I know you and several others aren't in the academy, but if you call them they do work out something. I purchased it for around $3400 and only had unemployment. They worked out a small downpayment and monthly payments. This month I had a huge financial set back, so bad that if I don't do a deal this month, I will have to drop out. But they did work out some help on this months payment, so if you call them, they can help.
The training Dean offers is the best around. I tried 2 others and got pressured for more money, I had no real training tools, but no one can match Deans website here, this is so good!!
So call them, it will help open tons of doors and get you moving.

Thanks for the Info Sandi I might have check into it. Right now I am working on my Buyers list. I figure if I get a good list going with the buyers criteria I can locate some Great (or as Dean say's KILLER DEALS) then I can pass them onto my Investors/Buyers. I am moving slowly but I am moving steadily. I am going after my DREAM. I could not do this without you all. You are my extended family. I recieve so much Great Info and Motivation from this site. I think I am addicted to it.
