Hello I'm a former MLM person and web marketer. I wanted to start a posting to help anyone struggling with Web 2.0 (free internet marketing). Every one of Dean's strategies for posting fliers, yard signs and such applies here. You just have to figure out how. In my examples for on-line ads I'll be referring to CraigsList since it generates the MOST traffic and everyone is familiar with it. I will be posting tips and tricks on here as often as I can so check back. I've spent $1,000's of dollars learning this and now I'm passing it on to you.

Put your ad in the correct spot. If I am posting for long-term buyers (heavy investors) I'm NOT posting under the real estate by broker or by agent section. You'll find big hitters love to get their hands on property BEFORE it hits the MLS. So guess where they train their eyes? Real Estate by Owner. Post your ads here for buyers if you're just starting out. I have generated a list of 40 buyers in under 2 weeks using around 7 ads placed here. There are buyers on here that literally buy everything with 3 bedrooms and a 15% cap rate. As many as I can come up with they will buy. It's like having an unlimited stream of funds.

Split Testing Done Easy with CraigsList

Split testing is commonly used for testing "Lead Capture Pages" or "Sqeeze Pages". These are websites you direct traffic to where the traffic voluntarily enter their information (name, number, email, etc).

Split testing is having 2 of these "Sqeeze Pages" up and seeing which one out performs the other. For example, I would have 2 different pages, I would throw 50 views at each. One page has 40 views opt in (enter their information) and the other only has 25 opt in. It's obvious I want market with my first lead generation page.

Using this on CraigsList...
Every ad you post has a unique identifier where some one can click to email you in response to your posting. Every ad also has a Subject/Title. If you have your traffic contact you through CraigsList via clicking on the link at the top of your ad when they contact you this unique identifier is pasted right in the email. It will look something like...

this message was remailed to you via: [email protected]

Typically the title of your ad is in the subject line of the email as well. With this simple tip it's easy to keep track of the kind of leads your ads are generating. This way you can focus on using only those ads that generate the most leads for your business.

Include a picture in your on-line ad.

You will find most sites allow you to include a picture. DO THIS! On CraigsList there's even a filter at the top which will only show ads with pictures. You can also use this as sort of a branding technique so people recognize or remember you when they see your add. It sort of builds trust if you consistently post. What happens is you start to become familiar to people and this builds comfort.

This doesn't mean that you should include a picture of something random, like say a picture of a slice of pizza. In all my CraigsList ads I include a cool little picture (2" X 2"), cartoon drawing, cross section of a house. I found it in 2 seconds using a Google image search. It's related to real estate and sticks out vs, say, a random picture of some one's house.

Include a picture and you will definitely see your conversion rate for your ads go up.

Read 50 ads or so...

After you get familiar with Craig's List go to the page where you will be advertising. Once there read 50 ads. You'll get an idea real quick on the ones that attract your attention and the ones the annoy the crap out you. Put yourself in your prospect's shoes, whether it be a buyer or a seller. You want to quickly skim through and find what your looking for using the headlines, once you click a headline you want the content to be related. You want the ad itself to be brief, heavy, and intense (quick, to the point, informative, and honest).

You can't post the same ad twice!!!

On CraigsList you cannot post the same ad twice. They consider this spam. Both ads will automatically be removed. So how do we get around this???

If you look the ads I have above you'll notice that they are all different yet convey the same point. As I write this the ads need to be changed 20% (headline or body, I change both).

Always go back and make sure your ad is posted.

The KEY to getting traffic to your ads is posting daily as I wrote above. I can't stress this point enough.

Now for a SECRET!!!

For beginners this a huge, no, MONSTROUS tip. We're business owners. Who has time to post ads everyday. There are 2 ways that I know around this that I know. First hire someone to do this for you (search craigslist, there are people who do this for money). Pay them off. However, I said above that I was going to teach the cheapest ways to do this so here's the tip...

... You can download a piece of software that will allow you to post multiple listing in multiple categories, multiple times. It's great and it's simple. There are quite a few of these software packages out there. When I was into this big time I used two different ones and they cost around $20.00 each. However, those are no longer available, I just checked. Do a quick google search, I found several alternatives.

With this tip you can post tons of ads in several cities marketing for buyers and sellers.

Thanks for sharing your info. I just found off of craigslist a prospective seller looking for us to bail them out of their house. All because I now know which area of craigslist to look. I was looking at the section where the brokers advertise. He wants to sell his house for a 30-60% discount off of the FMV of his house and wants us to lease it back to him so he can keep his house using the lease option. Of course we will do our due diligence and financial background check to see if this is possible for him.
I just needed to know where to find these sellers on craigslist. Wow, this really works if you don't give up!!!

Looking for the info for website traffic as well, we too use to be in MLM and have implemented some of our knowledge from that industry to REI. Thank you very much for your generosity of sharing.

What contact information do you recommend including on the ad?

First, thanks again for everyone sharing their wealth of knowledge - it is helpful and encouraging for people like me who are just starting to get their feet wet in REI!

Do you find better results if you include your personal name? First name only or both first & last? Or business name only? Or personal name and business name? Or no names, just email/phone #?

I'm just starting out and finally got the courage to post my first online ads today to build my buyer's list! I just included my first name, phone number and email but have not received any responses yet.

Also on Craigslist I found this FAQ page (http://www.craigslist.org/about/help/faq#lifespan). Basically that page explains if you are submitting a post that is similar to another currently active post of yours on the site, you will get a blocked message. Removing the active post will allow you to post the new ad, unless the active post is less than 48 hours old. So from what I understand you can re-post the same ad, but have to wait until the 48 hours has passed since you posted the original, delete that one and then re-post it.

I'm sure your info on driving traffic to our websites will be put to use. Craigslist when posting an ad there, it always says that it will be up for 30 days or more. How do you control the time frame or is there a bottom that says to repost your ad as much as you? Let me know how to control the days on when the ad I post how long it could stay up?

Also, if you find other software sites that we can use to "post multiple listing in multiple categories, multiple times", that will helps us out big time.
