I posted an ad on craigslist seeking for rent to own buyers. But I got a call from someone looking to buy a property with owner financing. I was not expecting to get a response from someone looking for something different. How can I find a property for him meeting his needs.
I was planing on calling for rent ads and do a sandwich lease option. But I don't think that will work for him.
He is looking in Palmdale, CA for a 3 to 4 bedroom, 2000 square feet, 2 story Single Family Residence in the 155k to 175k price range and could put down about half of that with the rest being a 60 month owner carry back.
Any suggestions on how I could find a fitting property for them?
This would be my first ever deal and I would also be willing to partner with someone if they have a property that would be a fit.
PS: Don't know if you could tell but I am very nervous about this because it caught me of guard. And also I probably should mention I need to do this deal with absolutely none of my own money since I have none and have never used my credit.

Call for sale by owners. Find areas that fit the price range and put out some bandit signs. "I buy houses, no equity, no problem" Since financing is what he is after, it sounds like he doesn't mind paying retail, or even maybe a little more than retail. Get a free 7 day trial to Foreclosure Radar and look for foreclosures in the area that have little to no equity or are maybe even a little upside down. Contact those owners. If you have a dog, take him for a walk in some of those neighborhoods and start a casual conversation with some of the people who live in the neighborhood and tell them what you are looking for and offer a referral fee. You might get lucky and come across the neighborhood busy body who knows everyone's business. Good luck. You have your buyer, that's the easy part.
Just tell him you have nothing right now. But get his contact info.
You will need to continue to market for Sellers and maybe you could find a property that way.
Just keep doing what your doing. Things will start to flow together.
Your First deal will come just continue to educate yourself and keep putting out bandit signs and market on Craigslist.

I am partnering with an investor who has been doing Owner Financing for 23 years. Owner Financing is VERY different from "Rent2Own" from his perspective. It's made him millions, actually. I met him through my RE Attorney. He's showing-me-the-ropes! I would suggest you work with an investor who specializes in this modality. No doubt you'll find a few at your local REI club meetings. Mingle with other investors.
Or...there's your Tenant-Buyer!!! So go find a property for them! Do the deal.
No money out-of-pocket. You've got 2 Buyer buckets to fill: Investors and Tenants.

is how serious this buyer is. You don't want to spend all of your time tracking down one deal for one buyer, and it not work out. That being said, it looks like you could earn a nice penny if you can close the deal. A seller willing to do a lease-option may also be willing to do an owner finance.

I wanted to re-stress my point of finding an investor that may already have an Owner-Finance opportunity/deal for your buyer. Ask around at your REI meetings. There's bound to be a contact there who you can connect with that has a property all ready for this buyer. Then, you collect the finder's fee for bringing them together.
