Wanted to do a quick post about this since most people probably never thought about it.
As Investors many of us mail Yellow Marketing letters or our own letters to Motivated Homeowners saying we will buy their house. Motivated homeowners include, vacant properties, out of state owners, probate properties, landlords, pre-foreclosures...etc
Here is the trick to getting your marketing letters opened during the holidays and so simple!!
Most people receive Christmas/Holiday cards during this month that come in Invitational envelopes. Everybody opens these envelopes to read their Holiday card and they never get thrown out without being opened first.
So Mail 100s of your marketing letters out this month in these style envelopes. (put the motivated sellers first name and address only on the front of the envelope and your return address on the back flap of the enveope...don't put your name...this will draw curosity as to who the card/letter is from and ensure that it gets opened)
This is how I mail my Yellow Marketing Letters out year round.. But this month the rate of them getting opened and read is off the charts. So I highly recommend mailing out 100's of these letters to motivated homeowners this month.

This is a great idea! Yellow marketing letters are one way to stand out from the Christmas green and red. This is an inexpensive way to market - you can do it with very low cost by doing it yourself or pay to have it done for you. The yellow will definitely stand out and get opened.

Yeah, The Letters are Yellow themselves, but you can put them in red and green invitational envelopes to have a higher response rate of them getting opened.

After conducting our marketing with the Yellow Letters and Bandit Signs and receiving tons of calls. We sorted through the leads to narrow the best deals between two properties that will be under contract before the end of the week.
One is a multi-family home and the other is a large single family home. Ironically both are about a few blocks from hospitals in to different towns. We have an estimated profit between the 2 properties of $4k-$6k. I'll keep everybody updated as to what happens.
FYI- the key to real estate investing is MARKETING. Marketing for sellers then marketing for buyers. Then just connecting the two with the proper paperwork.
Thats all you real are is a Master Marketer! So master marketing and the rest is trivial.

Are you marketing to properties listed on the MLS?

I used to market to homeowners on the MLS that had their homes listed as short sales. We successfully closed are first short sale deal last summer. But that one short sale took an entire year to get done and the bank was a major pain in the you know what to deal with.
We would of netted about $28k but then the bank decided to get ridiculous and impose some new rules upon us and we only netted about $1k which was a portion of our agents commission. After the time involved and ordeal with the bank I decided Short Sales were not for me.
In the end the seller got to walk away from their headache property and we made an end buyer very happy! So the only properties I market to now on the MLS are ones that expired.

I've been hand writing my yellow letters, usually 10 per day. I've been getting great responses to them from motivated sellers. The #1 reason they responded was because the letter was hand written and I answered my phone when they called. People appreciate getting a human to talk to rather than some generic 800 # which if it were me getting some letter with an 800 to call, I would throw away. One lady even told me she had been throwing envelops away from companies and the bank because she was sick of the bombardment of her foreclosure. It was my hand written envelop that got her to read my hand written letter.

Handwriting the letters is great and I used to hand write them all the time. But as your business grows you look for faster, easier, more effective ways of doing things. That's why I use the software I found to create the letters now. The letters look handwritten, I can totally customize them by changing fonts..etc, plus I can print them out all at once to many potential motivated sellers and its so easy to use. It saves so much of my time. Time is money they say. Although I still hand write the envelopes.

Quick little update. The one multi-family house we did not get under contract. Homeowner didn't agree with us on purchase price which is fine and we kind of expected that.
But we did get the other house under contract for $10k and put it out there for $14,500. We have 2 buyers whom both want it badly and they are sort of fighting over it.
So if all goes as planned we should have a profit of around $4,500. That will be $2250 for myself and my new partner Chris. Its his first deal too and he is struggling right now financially! I CAN'T WAIT TO CUT HIM A CHECK AND SEE THE LOOK ON HIS FACE !! That alone will be priceless.
Anyways if you want to see pics of the properties. Check out my blog. I will also post the check up there for all to see. This way you know this stuff really works and some people on this site are actually making money.

Both buyers put in cash offers of $13500 which was really what I had intially planned and thought. So being fair I took the offer of the first person that responded.
So contract price $10,000
Offer from buyer $13500
Total Profit $3500
Individual Profit $1750 (there is 2 of us)
The Key to this is MARKETING, MARKETING, MARKETING.
Marketing to get your properties and great marketing to attract your buyers.

Bandit signs going up tonight. I know its not Friday but my signs will stay up for a while due to the fact code enforcement cannot reach them to get them down and tomorrows a holiday.
Also have 50 yellow marketing letters printed out using yellow letter software and ready to send out for Tuesday.
Then phones lines shall be blowing up by the weekend lol!!
