I have put up 30 bandit signs in the last 48 hours. They read as follows:

When I put out bandit signs back in January/February of this year (before taking 6 months off of REI), I wrote my 800 number on the signs instead of the website. Back then I got a lot of calls to the 800 number, which was a prerecorded voicemail box (like in one of Dean's books - a voicemail box that the callers can leave a message at) and I got a LOT of calls. This time, I'm trying the website route and haven't had any sellers fill out my web form (as seen on my website under "Sell Your House".) To add to my confusion about why I have no form submissions, one of the cash investors I work with puts out bandit signs as well, and they include a website and not a phone number and seem to get along just fine.
My question is this: do you all think that between a website and a phone number, listing one of those on your bandit signs rather than the other is more effective? Or is my website just not set up the way it should be in terms of what information it contains and where it is displayed?
Any input on my strategy and/or my website would be much appreciated.

EDIT TO ADD: I am going to set up a local voicemail box number using the same service I used for my 800 number and I'll just put both the website and the phone number on the signs. Even though this will solve my problem (hopefully), I am still interested in opinions on the original post.

that phone numbers beat website info hands down on bandit signs. Websites beat phone numbers in social media and email marketing. Always make sure that bandit signs are simple to read and easy to remember. Voicemail messages are great but answering the phone live will translate into higher sales.
