I have been trying to find buyers for lease options but have had no luck finding any through craigslist. I do realize that it sometimes takes time but I have had my ad on there for 2 months now and still no responses. I am using the following ad:
"(my area) Investor has homes available in good area
Rent to own from $20k down and $1995/mo.
Bad credit, good credit, bankruptcies and foreclosures OK.
Let us help you own the house you deserve.
When responding to this ad, place the words "American Flag" in subject line."
followed by a picture of myself
Do you have any suggestions on things to change in the ad? Am I asking for a to big of a down payment? Should the down payment be a percentage of the selling price?
What marketing techniques do you use to find lease option buyers? What have you found most effective to find lease option buyers?
I use bandit signs that state 3/1 Rent to own and a phone Number.
Gets me alot of calls!!

I used bandit signs with good response, actually I stole the wording from Jeff Jensen (please don't tell him): Fresh Start, Rent to Own and phone number.
Michael Mangham just told everybody that he uses craigslist saying: Why Rent If You Can Own?
What I'm basically trying to tell you is, craigslist works, tweak your add 'til it works.

The only thing I would say that you might want to change is the fact that you are asking for $20K down payment. In my opinion, most people that have bad credit don't have $20K floating in their bank accounts. And, if they had $20K to put down, then they probably could find other means to get a house than talking to a person on craigslist who they don't know.
I would just delete that line. And as you get responses, you email them a questionnaire that asks, "How much can you afford to put down, and how much can you afford to pay per month?". Or, if you are talking to them over the phone, then ask them those questions.
With your current add, you're filtering people before you ever get to talk to them. What if someone had $10K and was able to pay $1500/mo? They wouldn't even contact you, but they could be a good prospect.

I see what you are saying about limiting who responds to my ad. I just reposted the ad without the down and monthly payments. I hope I will get a better result now. I will also put out some bandit sings tomorrow if I can do that here without getting fined from the city (will call them in the morning).
Leaving the values out on the Craigslist ad really helped. I got my first buyer. Now I just have to find him a suitable property. It might be tough though finding something in my area for 950 a month.
do you place to find sellers for lease option deals?
I have been doing direct mailings to people going through probate, bail bondsman, contractors and lawyers. I keep thinking about placing an ad for sellers on craigslist when I am doing something else important but always forget about it when I am at a computer. I also sent out the first batch of letters to notice of defaults yesterday.

When you post ads you need to be unique just to draw people in. If it isn't unique then they will just pass over your ad like they did everyone elses.
What you need to do is post a great keyword ad on the title.
Then in the body of the ad you present something they don't have. ususally the reason good buyers can't buy a home is because of good credit. They either ruined their credit due to bad decisions or someone else did it for them like a spouse through a divorce.
But there are great honest hard working people out there that want to buy a home. That is who i advertize to and want to find. Sometimes you get a lot of calls form people I wouldn't touch at all, but you are sifting through the bad ones to find the good buyers.
