First Lead From Craigslist!! HELP!!!

I just had my first response to a Craigslist ad...they want to know where the property is located (there isn't one locked up right now). What do I tell them? Should I say that this particular property is pending, but when another one like it comes along I will send it their way? Should I ask them what area they are interested in buying in? I just want to know the best way so that I don't scare them off. Any help would be greatly appreciated!

Fake it before you make it

Tell them the house is sold, also tell them your properties are always sold really quick, it is better if they can give you some criteria so whenever you have any house which fit their criteria available, you will call them FIRST ( people like to be first).

Right, tell them they just missed that one, then tell them you are not a realtor and ask them what they're looking for-- then listen.

In your Dean books, tapes or program you should have a Script for what to say. Dig out the script and keep it near when you return the call, by listening, carefully insert the various questions. Be helpful, be genuine and get their contact info.

Yes, just tell them the property is already gone, but if they can tell you if they want a similiar property or just what their criteria are? LIsten and get their information. Read your bio and you are like me and taking things slow so as not to get into trouble. I say that is smart. Working the calls will help you with confidence and possibly your first deal. Is the person an investor?

If so find out what area's they like and what type of homes like 3br 1bth and so on. Price range,full rehabbers or light rehab how fast they can close and if its cash. Just tell them as you get anything under contract that fits their criteria/ area you will get in touch with them.

It was actually an email response off of Craigslist, I haven't spoke to anyone on the phone yet, I'm a little apprehensive. I talk on the phone almost all day for my current job, so it's just something I have to get over for real estate. I have to put my knowledge to use now from all the books and threads on here. I've studied for probably 2 years now, so I just have to TAKE ACTION and apply the knowledge I've attained.

I took all of your advice, and composed an email based on your suggestions and the scripts in the books.

Just say it isn't available any longer. I've had better results with just saying in my ad that I buy houses, any condition. Then I explain what I can do for them and that I also sell houses. Either way, you will get buyers (and sellers).
