Good post. I love data. Yes, the creative real estate strategies will work in any market, and, real estate is local. That being said, in any market and at any time, there is an optimum strategy for that particular market. San Diego doesn't show up as a hot spot for flipping in the article, but 2 markets, 100 miles away are flipping hot spots. If you look north of the flipping hot spot of Los Angeles, you will find that in Santa Barbara YOY median home prices have declined 10%. Within a 100 mile radius of LA you have a bad market for flipping, an average market for flipping, and a good market for flipping. So would you rather fix and flip in Los Angeles where properties are appreciating, or in Santa Barbara where values are depreciating. Two different approaches. Let the data be your guide.

You look at all the information that is available. Books btw get outdated, but you are probably talking about how to go about looking at the data that he explains. Again, you want all information available to you, and a google search is great for this as well.

Information gets outdated but he did lay out the method of acquiring accurate information versus opinions of those who are riding on this upswing where are currently under going
