I have used quiet a few techniques over the years. Web 2.0 and now 3.0 is offering real estate investors a whole new way of networking from the comfort of their own home. Have you heard of www.facebook.com or www.linkedin.com ? They are great ways to be found and to find other investors in your area. YOu can create a profile that has a variety of keywords indicating that you are a real estate investor, rehabber, wholesaler, hard money lender, private investors, etc. Likewise, you can search for other members who have similar keywords in their profiles. You can even search for local groups online too (all using the same keywords).
There are tons of free classified ad websites on teh internet right now. All you need to do is go to your favorite search engine and type in "free classifieds" or "free classified ads". You will find that many of them have very high rankingin the search engines. It is jsut another way to network as well as list your properties for sale or rent for free. Have fun!!!

I have added a lot of people in the Dean Graziosi Group but if I have not added you, feel free to add me. The level of networking on facebook has changed my life. I am finding webinars and information just by joining all of the real estate investor groups.
I am going to a webinar tonight on buying REO's with 100% bank financing and had a webinar last Wednesday on Private Lenders.

There is a section on facebook where you can run ads and target them to certain peoples profiles. I would recommend starting to test these ads with a CPC format and then the ones that have a 5% at least success rate you switch to CPM. It is great to CPC ( cost per click) to see if your ads are effective, but it will cost you a little bit more initially. If you see you have a 5% click rate then move these ads to a CPM ( cost per mil or cost per 1k views) It will cost a bit less to maintain. You can direct them to your fan page or website where you want to collect their informaiton in some way. The fan page will allow them to opt in and become part of the group. If you direct them to an outside website you should get them to fill in and submit a form, so you can get their contact information.

Can you give me a little direction in setting up a Facebook account for a business? I just started one with my company name and less personal information, but how do you have a fan page? Is that different than being "friends" with someone?
Then, are you just searching for real estate investment groups and joining all of them?

My son has sold several of our contracted houses on Facebook. It works well!

I'm not a big fan of Twitter though. I use it but I get tons of "followers" from people who have nothing to do with real estate. Facebook is better to connect with local people.

You would set up an account with your own name or variation thereof and then you would create a profile that is geared toward real estate. Next you would go to the left side of your profile page and click on where it says "ads & pages" . You can create a fan page in this section. You can then recommend or suggest it to your network and those you add to your network.
It is best to offer something of value to these people who join so that they will come back and see regualr posts from your fan page in their status on their facebook home page.
I do searches for key words like "real estate investor" , "real estate investing" , "hard money lender" , "private investor", etc. When I see the results page I will read what they have to offer in that group and see how many people they have in the group. I will look at the posts and see if it is something of interest and then join if it seems to meet my criteria.
I have also used the ads section to. There are classified ads you can post in the marketplace section and then their are pay per click ads that you can post that are what is seen on the right hand of your home page. It is a very targeted marketing option as you can narrow down who you want to see these home page ads.

Elix, there's at least one other person on the planet that has yet to see any reason to have a Twitter account. However, if I can find a way for my business to profit from it, I may have to readjust my viewpoint.
I already have a Facebook account but haven't been active on there at all. Looks like I need to get to work on that.
