I've been learning real estate investing for two years now. Have yet to do a single deal. Well, I finally hit bottom. I realized a month ago that I would not be able to pay rent. My roomate, and good friend, and mother of a daughter that I have been involved with since she was born, had enough of this "not enough money" stress, and she found herself a boyfriend, and moved in with him. Took my little girl, and I now have not seen either of them since. I moved all my stuff out of my apartment, put it in a storage shed, and started living out of my van. Because it's winter, I crash on friend's couch, but other than that I am living out of my van.
After some weeks of this agony and despair, and contemplating 127 different ways to end one's life, I decided the only way I was to get my friend and daughter back into my life was to make more money. A lot more money. Now. But how?
I finally put the pieces together. I realized that I need to take the money that would normally be paying rent and utilities, and put that towards EM's, a sharkskin suit (when I go networking in KC), bandit signs, whatever is needed to get this to work.
I need to get my daughter and friend back. I don't know how long I can go on without them by my side.
How's that for motivation?

Just waiting on a paycheck to come in, and some more Christmas money. Looking at REI meeting schedules, and will be locating tax and estate auctions today. I will probably just be finding some of these out in the country, with just a bunch of farmers looking to buy another combine. Showing up to one of those in a sharkskin three-piece is gonna make me look like a "fast-talkin' city slicker" to these good ol' boys. Gonna have to farm it up.

When you find an amazing deal, you will have plenty of investors offering to put down the EM and more!

I may be smart and have a computer and all, but these deals aren't going to fall out of the sky! However, I do have a guy that contacted me from **** that says he has some good deals on properties. But, I have a feeling these are in the bad part of Omaha, and are worthless as investment property. And you know how many people I have on my buyers list? One, and I'm not even sure about him! He was my old landlord, and he's also an agent, and he says he has some people looking for investment property, but they have to be in a halfway-good part of town!
This is the wall that I'm up against. Omaha emerged unscathed from the housing crisis largely. I don't know what to do...

I suggest the following:
- Get Dean's latest book, read it, and follow the action steps
- Look up Carol Stinson, she was in a similar situation not that long ago
- Stay involved with DG.com, they people here will give you advise and help to encourage you.
You just need to CHANGE your situation.

I called an investor in KC for some advice on a RE attorney, a title company, and a REA. He could not wait to get off the phone; told me to email him all that crap. He has not responded, and I don't think he will. I even offered to pay. I think I wasted 15 minutes of my life on this guy.
I've decided to just do wholesaling in KC area. Omaha is too tough of a town to try to make any money in. Trouble is, KC is surely saturated with investors. I don't know what to do. My bank account is in the red (again), I have no brakes on my van and it likes to die constantly.
Awesome opportunity!! A city saturated with investors!! Get a deal from one and sell it to the other!! Network, network, network! Find a deal and you will have a ton of buyers.

My thoughts and prayers are with you this holiday season! As far as money for bandit signs. i have taken old signs that are disgarded in ditches and thrown in the woods at intetserctions and put recycled/scrap paper over the signs and taped them in place when I was out or running low on signs. Just a thought. The signs are white due to the paper not yellow but better than no sign. I still will pick one up from time to time to re-use.

I live in midwest, and I bet there are deals every where in omaha to, You have to make them happen, By taking action Now, so what a realtor dont get it call another one till you get one that will help you, get the bandit signs out, the phone will ring and you will get a deal if you answer the phone.....Good Luck...REI is work, its true deals don't fall out of the sky, just dont give up.Only you can face the fear head on and take action...

I also found on the forum the listing of the FSBO sites. I jotted down some phone numbers, long story short, I'm dealing with a guy that has been trying to sell his house for a year. I called him up, and he didn't say it, but I think he's upside-down on the mortgage. I emailed him asking for some more information, like how much he pays for his mortgage, so I can work out a lease option or perhaps an auction for his home. He hasn't emailed me back yet, but not even a day has gone by. How long should I wait until I send him a follow-up email?
Also, got a guy that I am going to try to bird-dog for. He should be calling me back on Wednesday.
Other than that, that's it. I still feel like I accomplished nothing...

Look at the experience you're gaining! A little here, and a little there. Pretty soon, it will add up to a lot. It looks like you already have your "WHY" (motivation) you need to do this. The main thing is, YOU need to be as confident in yourself as you can be. I know someone on the site quotes, "Believe, and Achieve!", and I believe it. Look at all you've done so far:
* Business related stuff: Voicemail
* Contacted FSBO's, potential investors and wholesalers, despite your results
* Stepped out of your bubble (comfort zone)
* Taking Action!!
That last one in itself is awesome ~ keep it going!
As far as contacting these people, ALWAYS try to get more than way to contact them. Phone is usually best, but if all you have is an email, it's better than nothing. But, don't over-contact them ~ give it a few days, then try to follow-up. Try not top focus on one thing ~ Multi-task! Make sure you briefly tell these people a little about yourself (that you're an investor), and that you may be able to help them out of their sympathize with them, and build a relationship of TRUST. People don't care about how much you know, until they know how much YOU care. Let them talk 90% of the time, and you the rest. Believe me, they will LOVE you for it IF they feel like the conversation isn't ALL about you.
If you don't hear from the investor you bird-dog for Wednesday, contact him on Thursday. Sometimes, people forget. And, remember that Rome wasn't built in a
day. Don't worry about what you wear, who you are or what others think! YOU are unique in your own way. Surround yourself with support, and you will go a long way!

I was out last night trying to put up flyers in laundromats until my van broke down. Had to call a two truck and that stopped putting flyers in laundromats for now. Right now I'm at the shop trying to fix it, not going so well.
Pretty sad about that... I didn't even get one flyer up on a wall!

Fixed my van earlier this evening, took it on a 40 mile or so trip, never died, I'm ready to rock!
I contacted the guy that has some smoking deals. He's got one he's getting from an estate sale, I believe he said he'd sell it for 18k, needs 5k rehad, ARV 50k, could rent for $700 quickly. I will be assigning it over for 21k. I don't have an address yet, but I'm not stressing it. I'm going after my buyers list, which isn't much, and most of it will consist of placing ad's on craigslist. Once I get an address, then things will get real. I also have some friends that have some money, and one I know of wants to get into a rental property. Thing is, he likes to slide his feet about decisions, and he's old and cranky to boot. Anyone have any suggestions on how to get this guy to see my way of thinking?
Will know an address by next week sometime...
