A CRY FOR HELP

I need some questions answered, if there is anyone out there that can help please step forward, I would really appreciate it. my name is Ernesto "AKA stargazer" I bought Dean's books in 1-2011 and I have read them at least 5 times and I am still scared to take the leap but I have been moving forward. I made the website that Dean gave ud for free but I still don't know how to upload it to the google siteor the yahoo or msn site, I am not that good on the computer. I mamages to talk to some real estate agents that said they had worked with REI's but when it came down to it they refused to make my offers so I moved on and now I am going to meet with 2 other agents that say they understand REI. I got a bit agressive in my emails ant told them I am a professional and not to lie to me about dealing with REI. I basically told them in the email that my offers are at the most 50% below FMV and they insist the they are good with it as far as making my offers. Now I am going to meet with both of them since they both tell me they want to make money and want yo here my plan, but since I am so upset and discouraged from my meetings with the other 5 agents, how should I approch these agents and what shoud I sat since I really want to have at least 2 agents to work with. Anybody please help.

Maybe you should start out looking for a local REI group and maybe do some bird dogging properties for them in your area. I would call the FSBO's and the For Rents to find motivated Sellers and maybe not start off with Realtors right away. There are so many aspects when getting started. You might find dealing with the homeowner is easier. Definitely look for a REI group and network with everyone...you will gain so much insight and they will help you succeed.

If your having trouble than your in the right place.Our family on this DG website are awesome.I'm still new to this but i can tell you in deans books there is alot of ways to do this you probably need to skim through deans book and try and find another way but dont give up.Try other areas of this website and i know one of the more experienced people will help you in anyway they can.Also try and personal message someone i found that really works too but DONT GIVE UP

Are you looking to do? Assign,REO's. Flip or buy and hold. RE agents are very narrow minded. Their comission is what they look for. I am not saying they are all bad but, they don't not think outside the box as investors do. I would advise you get a game plan together as to what type of investing you would like to do and find a local REI club to network with people who think the way you do....Jan

thanks for the advice. I was looking to start with the REO's because ther are a lot of them in murrieta ca. and I was looking for a way to contact the banks directly to see if I could bypass the realtors, do you guys think that is possible.


Sure

Call the bank you want to use and ask to speak to whoever handles their REO's. Every bank has them. Loss mitigation, whatever name you give it, they are all holding a bunch. It is called shadow inventory, and they haven't hit the market yet...Jan

Agree with Jan.....have to have a game plan. Since you stated working with REO's are you looking to hold or flip these properties? Asking because your agents will. Agents want to know all their work isn't going to be in vain. They want to confirm it's going to go to close. So when you get one, sign and accept the clock starts ticking. Do you have your strategy in place to hold, or a buyers list, etc. depending on your exit (just questions that you should know the answer to prior to your meeting)

I'd be mindful not to carry past aggravations or frustrations into your new 'potential' working relationship. Meaning it's unfortunate your past few agents weren't a good fit, but start fresh with the new candidates.

Have the mindset You are interviewing Them. You can ask questions that will give you a good indication of whether or not they are in fact knowledgeable OR just took a test and got a title. Questions and statements that don't attack their integrity or character (not to lie to you). As with ANYTHING sooner or later 'your lies will find you out'. Smiling

Keep in mind you are new, you are still learning; you do want someone on your team that is knowledgeable in your desired area. Two newbies can be like the blind leading the blind. You'll know when you find that agent (or two) that has the attitude and work ethic you are looking for. It could be the next one or the 15th one who knows.

I know exactly how you feel Ernesto!! I went to the workshop this past Feb. and I'm completely stumped. I would like to go after REO's as well, but like you don't know where to start with no money, banks won't give me the time of day. So, I'm looking for money partners to close the gap so if anyone out there is willing to take a leap of faith because after paying for the workshop that is all I have left is FAITH!! Please Please send me a PM and lets make some money together! I have no problem finding properties it's getting them under contract is my problem. Properties with signs, once you call the contact person the first thing they want to know is are you pre-qualified. Would someone Please HELP ME!!!!!!!

if the first thing they want to know is are you pre qualified then they are not motivated sellers you need motivated sellers. motivated sellers who want to get rid of that house at all cost. prequal's are wanting full price.

you are on the right path and reaching out to the right group here at DG. If you've read the books several times your mind is full full full!! Stay around those folks who understand where you are headed. I agree with above comments and encourage to to say NEXT until you find the right people locally to work with. Find a local REI club to attend and get familar with the forums on this site. Lot's of golden nuggest of information here.

Also, DG support will be able to help answer your questions with the website set up. You've got a lot of wisdom available to you right here. Just keep at it and it will happen. Best wishes and many blessings!!
