Need Some Advice

I'm going to make a e-mail page on finding a real estate agent just like Matt did,should get alot of calls,but I dont have money,no buyers, they will ask how will I purchase the properties,what should I tell them?One more question,can I lock up a property on contract,with paying the earnest money after I find a buyer,if I cant find a buyer in the time frame,we just both walk away, right?

have you read profit from real estate now all the answers are in the book. there are a couple sections on those very subjects . but in short you are an investor and you are conected to other investor so the money is no problem as far as the ernest money goes it depends on the contract again it is in the book you could go to the contract section on DG web site. I would strongly erge you to get the buyers first .or you may waste your time and theres the {sellers}whichI think would leave a bad taste in there mouth and that is something you want to AVOID at all cost .A GOOD REP TRAVELS FAST A BAD ONE TRAVELS 10 TIMES FASTER

Steve is right on that. I do work with agents, and did put in an offer on a house. when it was accepted, then I had to put down earnest money. I put the contract under an assignment, and also a contingency of getting financing. Then I advertised the house with good equity, but it was over the holidays and though I rec'd several calls, most people wanted to wait till after Christmas. I did not sell it and rec'd the money back. The agent is still working with me, and he was fine with what I did, BUT....I did learn not to do that again. It is not a good idea if you want to put more under contract. For the reason, if I didn't sell that one, would the next one, then the agent would get tired of wasting his time. Nothing wrong with finding an agent now, and telling them that you work with other investors and buyers, and would like to know of an agent who works with investors and assignments, so that WHEN you have a house they are looking for, you can work with this agent.
This lets them know you are a serious buyer, and want to call on them when that need arises.
You can say, as I did, that I had never worked with an agent on this before, and would like to in the future. Basically, don't make yourself look like you have no idea what you are doing. But I did tell both of mine I was new at this and one of them is seasoned at working with investors, and has answered several of my questions. We hit it off well, and plan to keep looking at houses together.
Be honest, but with confidence at what you want to do with the agent.
If they get rude or act like you can't do it....walk away!!

So you put down earnest money when a offer is accepted,then if you dont sell it,you get that money back,is that correct?

Yes you get it back. The seller had to sign a paper to release it, then the Realtor gave me a check.
But I would always check with the agent first, just in case there is something different in another state or contract. Just make sure you have a contingency or exit clause in that contract. Very important!!

I had some prospects thinking about selling their note, and some not write now,I have not been doing this program very long,I'm just in the process of still marketing,the only people I know is the ones in their success stories.I have been with dg members,and the success academy,aff program,and marketing,for 2 years now,and still have not got a deal yet,I am not saying I'm giving up with dean and the members,I'm just saying I see something that sounds good I try it.
