i just enrolled this afternoon in the Success Academy. i'm very excited, yet very scared, to put it mildly. this is a big step for me. i tried it twice before with other people and was not pleased at all, but i've done more homework on the Success Academy and i like what i'm hearing and seeing. i've already worked with some really nice people and i truly believe this is the way to go for me. i am starting this journal so i can track my progress and get input from others as i move along in this journey. i posted a question on this site to see what kind of input i would get on enrolling in the Academy and that went very well. it was nice to hear from other students and know how they feel about the program. as i cruise around the website, i can see how everyone is part of a family, the DG family, and i want to be included in that too. i do not have any encouragement from the people around me right now, so i look forward to getting that from my coach and the DG family as i go along. right now i am working on my goals to send to the administrator i talked to. i'm not too bad with the short-term goals, but farther out is a little harder for me. at least i have some ideas floating around in my head on that. can't wait to receive all my "stuff" in the mail and get started. i have already read "Profit from Real Estate Right Now!" and it was great. I'm almost finished with "Your Town Your Real Estate Profits!" both books are excellent and i have gotten more out of them than i have the stuff i spent hundreds and thousands of dollars on. well, i could go on and on, but i better get back to my goals. have a great weekend.

That's great about your coordinating volunteers for your REI club. I know volunteer work takes a lot of time but it sure does bring folks out of their shell huh? When I volunteered on the Memory Walk committee I felt funny at 1st, being the only one who was not a professional but simply a caregiver. I went from being a little bit uncomfortable and ended up public speaking twice. The 1st time in front of 127 people (I couldn't breath LOL), 2nd time was easy and was in front of over 1000 people. Guess that can be said for REI too after the 1st one they get easier huh?
It would be great for you to learn about setting up a REI bus tour, how fun would that be!

i love hearing from you. i'm not too bad with public speaking, thank goodness. i do get a little nervous, but i've had some good training. in college my speech teacher was a retired Major from the British Army and he was tough. i loved his class and did well. when i was a travel agent i was told that when you speak, take your audience with you and i always try to do that. that got me a job offer the night i spoke at a competitor's travel agency. so, i kind of like it. i know i'm weird. i haven't spoken in front of 1000 people yet; i bet that was fun! one more thing - a lot of times the caregivers know a whole lot more than the professionals. never underestimate your value and talents just because someone has a degree. i worked for Special Services for the school district in Broken Arrow, OK; it was real interesting what those degreed people couldn't do and didn't know.
i just emailed my friend and asked him to tell me how he set up the bus tour. he's having 2 speakers i'm familiar with so that might be the key. being a realtor might help me with access to properties.
i emailed the "wholesale buyer" with my answers and he sent back more questions. not sure if he's serious or playing some games. when i get time, i'll get back to him. i thought i was supposed to ask all the questions, or at least most of them. i guess i need to start asking him some questions.

well, i just posted a long one and lost it. from now on i will copy it and then post comment. maybe this will be shorter now. we have been teasing my son about kicking that live round of explosives. he said he was checking it before using his hands. ain't gonna fly with his momma. my sister called with a lead yesterday, not knowing i all ready knew about it. i told her to call me with leads anytime. how do i compensate her for a referral since i'm a realtor? we are going for wings tonight and i want to check on a foreclosure right by the restaurant. my friend from Tulsa emailed me with how he set up his bus tour for rehabs/private lending. i will have to suggest that to my real estate investing club. they know i'm always coming up with ideas. look out! one idea they acted on was when one of our volunteers could not afford to pay this year's dues. he's been out of work for months. they covered it for him and i'm really proud of that decision. my meeting with the broker went so well. i was thinking of Laura Johnson and her positivity, and i am using "i want" all the time now with that positiveness. i said, "i want the meeting to go well and i want the mortgage broker and me to click". it went just that way. she will send me leads for lease/options and help my clients with how to clean up their credit. if they don't/won't do it, then i will follow Greg Murphy's advice and include credit repair in their monthly payment. i will send her referrals as an investor and realtor. we both are pleased with each other. i want her to come to my real estate investing club so she can network and maybe speak. i don't know of another broker who attends. i ordered my realtor business cards today and messed up the order. the company had a woman call me and help me get things straightened out, thank goodness. should have them next wednesday. Chuck wants to give one of my cards to a neighbor who might be transferring for his job. wouldn't that be great! he is determined that i am a realtor FIRST. sorry, Honey!! i have been reading Joe Jurek's book and have a couple things i want to sell on ebay. i just haven't gotten that far yet. i need to come up with flyers for firemen, policmen, EMT's and teachers. i think that might be a good way to go and maybe seminary students. thanks, Elix, for that idea. so much to do. can anyone help me with setting up a daily routine? i have a to-do list for every day, but i'm still all over the place. i need to be more focused and moving in one direction at a time. thanks for your suggestions.

How nice to hear you on the call last night! And I am happy to have found your journal, and will be following from now on. Its amazing how many new people come to the site each day! Hard to keep up with them all I appreciate your kind comments of me above...but its SO true. If you change your mindset right now to the thought that "I AM" end it however you want....successful, debt free, etc..you will manifest that in your life! The laws of attraction are very powerful indeed, I am living proof along with so many others! How many times do you hear people say " I can never do that" or "I will never be that"....well guess what - they WONT. So you have the right start my friend, and I'm excited to see where this takes you! And we share a common bond with sons in the military too. I am so proud of my son for finding his passion in life and going for it 100%..(guess we taught them well )....but I often wonder why it had to be so darn dangerous LOL.

i got on a roll today. not sure what took over. it might have been my talk with Laura last night on the student call. we talked about my buyers list and that i was going to keep after it, despite the sad results i've had so far. someone on this site mentioned a website to advertise for buyers so i signed up on it today and emailed several companies about being on my buyers list. we will see what happens with that. once i got going, i couldn't stop until i contacted everyone with an email address. i placed 2 ads today on craigslist, trying a little different approach. i still have a couple tricks up my sleeve for my buyers list, but they will be time-consuming so i've been procrastinating (shameful word!). i talked to one of my lease/option clients today and she is supposed to call my mortgage broker on Monday. i just sent the broker a heads up. (i keep calling everyone mine - am i too possessive? ) i touched base with another of my lease/option clients today. i think she was discouraged from my email earlier this week. i told her that i think we can try to work together; we just have to take it one step at a time. she thinks she can have $1000 for a down payment in a couple months; she all ready has $700. i would like to help everyone but i do have to be realistic too. i want to make sure i've put forth the effort with her, at least. i ordered a couple realtor signs today. man, those things are expensive!! they should be ready to pick up at the end of next week. i also did some work on the MLS today. we have baby birds out my kitchen window. i so hope they are still there when my grandkids come the end of this month. they would love to see them. all 3 of my kids are supposed to be here all together, which will really be a nice treat for me and them. my kids have always been extremely close; they go to each other first, then their parents. should be a fun time.

not much of a real estate day, yet i was on this website all day long and made some notes. our Dgers provide a lot of very good information. i also was on Carol Stinson's website a little. she also has some good information posted. i read through one of my lessons from the Success Academy. i had to keep myself busy because otherwise i never would have made it sitting in the garage for our garage sale all day. i was freezing most of the day. i only had a couple of sales; very few people out today. hopefully tomorrow will be a lot better. i will be at my real estate investing club meeting, thank goodness! i talked to my friend last night; we try to talk every 2 weeks. she wants to be an assistant and i mentioned being an assistant to a busy realtor. i would hire her in a second, but her commute (750 miles to Oklahoma) would be a bit long.

today was my real estate club meeting and i always enjoy it. we had people speak on insurance, pet issues and breaking the lease. not really exciting stuff, but good information to know. our numbers have been dwindling a little, so i am keeping an eye on that. we're trying to change things, but change can come slowly. got a brand new member started on helping at the welcome table. i've taken on some more responsibilities. the garage sale is over and wasn't real successful, but we didn't have much to begin with. now we will give stuff away or sell it on ebay, thanks to Joe's new book. i need to read a little faster! just got off the phone with my son, Jared. he's been licensed to ride a motorcycle since he was 17, but to ride on post he has to take a motorcycle course, which he's taking this weekend. he is so bored with it. but, once he takes it, then he shouldn't have to take it ever again. he got 2 out of 3 roommates to buy them too so they are all taking the class together; his roomies are new to it, but he has been teaching them too. Jared loves to ride. my dad rode until he was 75 and my grandpa until he was 70. kind of runs in the family. i have a huge list of real estate things to do this coming week and trying to work them into my schedule a little better. i may have to post a new forum topic on setting up a routine.

i don't have much to write today. it's beautiful out, it's Sunday and i'm gonna try to rest as much as i can today. i am exhausted and have to be careful about overdoing it. i will run over to my Dad's house and see all the "rehabbing" my sister is having done on it. Dad is doing well in Jackson, MS with his sister. Chuck is with his Dad and brother in Michigan opening up the lake. Chuck's son and his dog spent several hours with us yesterday. i need to get ready for my kids to come a week from this Thursday. better rest up because they love to run from daylight to dark! will look up some properties today and have lots to schedule in the upcoming days. i hope everyone has a wonderful day today.

we are getting more rain today. at least the weekend was nice. i am posting early again today because i have a biofeedback appointment this afternoon and will be gone quite a while. i was up at 5:32am since i couldn't sleep and got an early start. today i've mostly been working on things for my real estate investing club. i had to call the new members to welcome them and the expired members to ask them to come back. i also had to update our discount list and then email it to all the paid members. i also posted it on our website. now i'm waiting to hear back from our president about scheduling a meeting for a few of us to meet. Chuck was gone so much over the weekend, despite constantly saying he wanted to spend time with me, so......i told him i don't mind him being gone and out doing his thing, but i don't want any snide comments about me being on my real estate calls. he tried to give me a little grief about it, but i put my foot down and said no. he does what is important to him and i am gonna do the same. my real estate calls are very important to me and help me tremendously, so i will be on them. i'd like to be able to make it to all 5 this week, so we'll see how i do. an investor friend from my real estate club suggested i post on facebook about wholesaling and being a realtor, so i did that too. i need to get on twitter and do the same thing. i think there is a little more you can do on there too. so many ideas and things to do; i need to manage my time much better. i never had this problem at work! but, that is a thing of the past, as far as i'm concerned.

I'm glad you are standing up for yourself. You are right your calls are important to you and should be important to him also. How long have you been in the investment club? Seems like you are right at home in the midst of everything. That is so great.
And to answer your question to me, I am so enjoying my new home. Trying to organize and unpack slowly so I don't get to run down. But it is coming along a little more daily.

Tammy, i think that standing up for myself has gotten me into a little trouble. since a certain person couldn't be nice at lunch time today, i walked away and went back in my office to do more work. i think he's really jealous but he is doing what he wants to. glad you are enjoying your home. i miss your postings, but at least you are doing things that make you happy. i'm also glad you are taking care of yourself.
it was another rainy day; i'm ready for some sunshine. i was going to run some numbers on that mobile home park, but it is under contract. so much for being slow. i did the lesson on how to find a property's worth and it was pretty good. i talked to my coach today and got some much-needed help. i'm still having a hard time with the realtor/investor thing when i make an offer or present a property to someone. i'm probably making it harder than it is, but i really try to do things right the first time. she gave me some good ideas. i have a hard time remembering about the hotline being there for me too. i just like dealing with one person, but i should be more flexible with that. my lease/option client called my mortgage broker today. she could possibly get a loan in 2 years, so i would do a lease/option for a year and have it renewable if she is a good tenant/buyer. my internet and phone have been down for hours, finally back up. that made it hard to do anything after my coaching call, so i did some studying. my mortgage broker called me with a possible referral that was referred to her and it's kind of the same situation as my lease/option client. i meet with her next week to go over a website she is setting up for realtors. she is just a really special person. i set up a lunch on Thursday for my real estate club with a few members. i'm not real pleased with this set-up so i'll see where we go with this. i placed 4 ads on craigslist, but i'm not sure it's really all that good for my area. a couple of them i placed in the real estate services section. it was still as an investor and i disclosed that i am a realtor. i also worked on a schedule for tomorrow. i have to get to work finding buyers and just have to quit procrastinating about these 2 things that could take some time upfront to get going. Indiana investors can tend to be a little selfish, at least around here, and i hope to get past that. but, i do believe it will all work out one way or the other.

today we have sunshine and nice weather. YAY! i emailed an investor today with some properties from the MLS. i would be surprised if he was interested in them because they are in his least desirable area (and i mentioned that to him), but i wanted him to know i hadn't forgotten about him. i told him what i have to have as a minimum commission and i hated doing that. to me, you work with what your clients want, but try telling that to the company i'm working with. i set up an appointment to look at the rehab property tomorrow night at 6:30pm. i know we have an HVAC guy coming that is in my investing club. he and Chuck have gotten to know each other through business and then i know him through my REI club. Chuck wants me to get an offer package together right away and submit it. his boss is not very nice (huge understatement) and has been on the warpath today. Chuck said he was so close to quitting (not his exact words ) and i said we need to get our rehab business going great guns then. that went over like a lead balloon. i would just like for both of us to be free of being employees the rest of our lives and live a great life financially, as well as in other areas. i did a bunch of work on the MLS today and now have about 2000 listings to go through and i'm not exaggerating. i did searches on SOLDS with cash buyers, expired listings and then searches for listings over 6 months old. i have a lease/option client that is in a hurry to move. she has been very quick about things so we will see what happens with that. i don't have a house for her at the moment. i don't see her income as real steady either, but we'll move ahead a little more. my coach told me to talk to some credit repair companies and i have 3 referrals on that, so i will try to work on that Friday. tomorrow i have 4 appointments and then Sunday we want to check out a house up for auction. Chuck knows the auctioneer and contacted him about it after i found it. i called my internet/landline company today and got a $1.33 credit for my internet/landline being down most of yesterday. i was not real happy about it, but i got my credit. the big bucks!!!

Was Chuck just venting over his boss? Dan gets those days were he feels that he has had enough of his boss, vents for awhile then goes back to work the next day and everything is fine.

i am working on my comfort zones. i just came from a real estate club meeting and i feel like the President always thinks i'm crazy. too bad. i may be, but i know what to do and how to do it. Chuck has a really nasty boss and works in a nasty atmosphere. he does good work for them and has brought in millions in revenue, but nothing is ever good enough. lots of stuff going on there. i would love for him to be able to walk away, but he is the sort who believes he always has to have a job. was i venting?

i keep getting people inquiring about lease/options but no money down and barely making enough to pay a house payment. i talked to Greg Murphy on the student call last night and he told me to tweak my ads and change the wording a little. also get some flyers out. he and i both thought i might have to have a house first and then list it on craigslist, etc. i went to training this morning at my realty company. it was okay, but not anything we needed to really be there for. but, that's okay. i did have to pick up my business cards, etc. then i stopped by to say hi to Chuck at his office (just around the corner) and went to lunch with core members of my real estate investing club. the club picked up the tab, so that was nice. we got a lot of things talked about, but we'll see if they are implemented. we need to be a lot more personal and a lot more organized. Chuck is coming from work to pick me up then we are going to an Open House for a flooring company he uses a lot for his commercial work. then on to look at the rehab house. my sales manager is going to meet us there to help me run numbers and he helped me with the comps while i was at the meeting. he'll also help me put the offer together, but i want to get the other parts of the offer package ready first. i can tell you that he doesn't understand about low offers. an HVAC guy from my real estate investing club will also be there to give us an estimate on his work. this should be interesting!

Thats the backbone of a steady check coming in
Once you start gettng settled, find out where some of the realtors and lawyers in your area go to lunch at or go afterwork
Get a house pronto for the referral you got from the mortgage broker and don't be surprised if or both
1. All their clients go to you
2. They refer other brokers from their office to you
Also, when it comes to investors, try and find things that aren't on the MLS; that comes from canvassing and referrals from attorneys, mortgage brokers and bankers who have clients coming in or that they are presently working with

thanks again for the comments. the referral hasn't contacted me yet so i am going to email the broker. it was his choice whether to contact me or not; i don't have his information. he has a house he found that he loves and i think he is dealing with another investor, but they will not do a L/O for 2 years. my suggestion to him would be to do a 12-month L/O with the option to extend (meaning if he was a good tenant). i will look into the canvassing because i can do it for my REI club and myself at the same time.
