Beginners, dont give up!

It looks like I'm a few steps behind you, but coming from a very similar situation. Thanks for your honesty and call to stick to it! I've been pretty discouraged as things haven't been working like I (or my wife) had hoped.

What type of method are you using?

I agree--our ship will come in. Applied DG Knowledge, persistence, consistency, dedication, and faith will get us through.

Dissappointing post are no good to this site. All those reading these post come here to keep their spirits and beliefs up. However I understand how you feel, but learning curves, something new and different requires time and patience to learn. We are learning many things at once in this business and trying to fix the skills that we suck at and keep building the ones we have. Don't allow yourself to get down and talk yourself into believing you cant do it or it doesnt work. If you apply that thinking to everything you found difficult in life, where would you be? Keep reading, I can bet alot of people are not making calls are not making offers, are not meeting people, are not passing out flyers to promote themselves, are not handing out business cards, are not doing what it requires to succeed. It takes work in the beginning before it is easy. You will be fine. Keep reading to keep what you are learning fresh in your mind. Look at houses, makes calls for practice. I put fliers out at night on peoples cars and on poles.I know my flyers work and that people need help in my area. I started putting out flyers and the amount of people coming to my site jumped up significantly. I am putting some more out tonight , tomorrow night and Sat night. I will be putting out 400-500 flyers these next 3 days or more. So I will be out maybe 3hours a night just doing that. Just think if I get 2 deals that makes 5k. Is it worth it. Then now I can upgrade my marketing strategies to save time and in more of a mass, more consistently. I am making calls to for rent ads, I am writing letters to people behind in taxes and homes that are run down. Its grunt work and must be done at first. So keep moving forward.

I encourage you to try your best, but please be cognizant to the fact that if you were to try that hard on anything you're sure to get some results. So why limit yourself to RE investing? Try to be a baseball player or the next Bill Gates; since it's only about applying yourself.
What I'm stressing is that just because you think you want something does not necessarly mean it's going to happen. Your destiny will shape and dictate your future no matter how you approach it.

While I can understand your Wagnerian Weltanshauung, I refuse to meet the future on my knees. To quote W. E. Henly:

It matters not how strait the gate,
How charged with punishments the scroll.

So you can take your reality check to Nix Check Cashing, and I will be down at the docks waiting for my ship to come in.

I also understand your outlook, no one wants to be left to think that they're not in control. But what I'm suggesting is not to set yourself up for disapointment. I've read plently stories from students who are on the verge of giving up. And you know why they're feeling that way? because they did not stop to think that 90% of the things that happen in their lives are consequences of external forces. In other words, your destiny will lead your path.
Just because one has succeeded doing something does not mean that all should succeed following the same path. Again, if that's the case, then I ask you to follow Bill Gates' path and achieve what he has. Why limit yourself to peanuts?

Agreed all deads do not work out, but you can learn something from all of them. If you have the right attitude and are doing things for the right reasons, you will succeed. Many of us on this site have done deals together, because we keep each other going. Having a poor attitude will not attract the deals, but your effort along with you attitude will.

Keep trying and slowly but surely your ship will come it. It may go out again with the tide, but that doesn't mean that you should give up. As Dean talks about in his books "Think a Little Different" A new strategy may be all you need and building buyers lists will be a great tool no matter what strategy you are using.

Keep the positive attitudes going and keep taking action and who know maybe in 2011 you'll be the presenter at The EDGE conference. Best of luck to all of you!

One reason why Real Estate Investing is appealing to so many people is people can understand it. Almost everyone lives somewhere - they may own their own home or rent, so you understand two real estate consepts right off the bat.

While Bill Gates understands computers, other understand how Stocks work. Well most normal every day people do not, but they can grasp real estate. Not to mention we will always need somewhere to live so I do not see this becoming out dated.

This is a great way to make money and get a better future for you and your family. For once REI can put you in control of your own destiny!

That's the problem, if every day normal people can grasp real eastate then it becomes a horse race. I have tried all strategies and the end result is the same, too many people doing the same thing.
Buying all cash does not even work or entice anyone, there are plently of people with cash in their hands to out bid any deal. Cash is no longer king.
Getting lucky once in awhile hardly counts as a viable way to be in the REI game.

This is a corporate world and game. I understand REIT groups with their investor money making it big, but that's the way it has evolved. Small time REI seems to have gone by the way of the dinosaur.

Discouragement is a problem, right?

Problems are obstacles, correct?

Once we go under, over, around, or though our obstacles that is inspiring, motivating, and a down right exciting accomplishment that we can be really proud of, correct me if I am wrong.

So this is a good thing...scrath that....it's a great thing. Celebrate your discouragement. Make it a good thing. Rejoice!!!!! Jump up and down singing with excitement, because it will help you get there that much faster. It's all about perspective. Adjust your perspective as needed. I adjust mine almost daily.

Congratulations!!!!! I know you can do it and we are all proud of you for MAKING it happen. LISTEN to JOE!!!! BELIEVE and ACHIEVE!!!! Really think about that. If you truly believe then how can you be discouraged?

All I can say is you've got to make the right contacts. Keep working at it...We worked a short sale and it worked out well so and we built a great relationship with the bank - - They actually just give us deals now.

Is it easy no, can it be done yes! Be creative, try different things, try different areas and if you want it bad enough this you can find away to succeed with!

People are trying to sugar coat what you really are and thats negative. I will bet all my money on the fact that you rarely succeed in anything. You dont believe and you believe that an outside force is controlling your life. We are rewarded in the measure of our faith. Look at what you're doing, people are repelled from you , you're just too negative to attract anyone to do business with you. Then the really sad thing is you believe youself. Everything that I accomplished is because of the fact that I BELIEVED. Because you believe that nothing is happening for you and it your place to fail so that has been you reality. Just reading your post sucks the life out me. Im not trying to be rude but i had to get away from people that thought the way that you think. Have you ever stop and asked yourself is this way of thinking really leading me to where I want to be. I just tried this Rei strategy and it works, so that tells you that it true and if one can do it so can you. This is a thought world and anybody with money knows that you create your own reality. You make the choice are you going to be part of that top 2% that think that are wealthy or are you going to be apart of the 98% that think exactly like you do. Its a choice. Choose a little differently. It's changed my life. God created this world abundantly and he wants us all to know that. There is more than enough to go around. So come get some. I wish you nothing but love, peace, and prosperity. That should be your wish for everyone else. If the desire to succeed in any undertaken you wil succeed and where there is no desire you will not succeed. That explain the little Bill gate scenerio you put out. These people want to do real estate not computers, thats where their desire is. You're either commited to wealth or poverty. You have been saturated with poverty thoughts and belief. scareasity. I dont care how many people are doing what im doing just as long as I get mine. What for me is for me. If you dont want receive what God has for you... hey God send them to me. God bless that mind. This is only a seed and its gone grow and multiply.

Thanks for sharing, and I know exactly what you are talking about. And piece by piece, brick by brick, sounds like you are building a strong foundation of the right kind of knowledge and the right way of doing things to be very successful. It has taken time for me, too, but it is all starting to come together and it's solid. And it feels right. I'm sure you know what I mean, as that is the way you feel, too, I gather. And a "strong foundation" doesn't get blown over by any winds of disappointment or negativity that may come along from time to time. I believe that this is how this thread started out. And I also believe this is a Real Estate Investing site, so with said i visit this site to talk,and learn about real estate,and real estate investing.I do not come here to learn about fishing,unless we are talking about fishing for buyers. My point is that Dean is a real estate investor who talks about real estate and some of the ways he has learned to make money in real estate. If i wanted to learn about football i would visit the NFL site.Now Im new to this whole investing thing, but there are afew things that i know, I did purchase a house afew years ago.Someone did sell me a house,fast forward to 2010 the market is down but its not came to a complete stop. There are still buyers and sellers, so why not learn how to make money in real estate, and please lets not get it twisted the real estate market will continue to have such a influence on this economy that it cannot be ignored !

Outside forces cater to how you feel, what you think, what you say.....Attitude is major. Again I repeat your life and its direction is no preordained. But however their is a road for every decision you make. Destiny is what you want it to be. As it was said before god has created us and all in this universe in abundance. I perceive how you feel as frustration and just that, because you are on this site, so something inside knows it can work for you. Problem is you are maybe scared to take action and do something, anything. Your destiny is failure if you think taht , allow that and accept that, so change that mind set of yours. We are all capable to do anything to the same level of degree. Why people are good at some things others are not are because we choose what we want to focus on and learn. We perfect what highly interest us. Some people have to work harder to achieve things someone got overnight, but with the right mind, focus, he or she can be just as good as or better than the most talented and gifted in anything. If you that. So again destiny is choice. We all on here choose to succeed in ral estate. We all will and you too. Just don't give up. Thats how you fail...

Lawrence M, you are right, this is a website about RE investing. That's the purpose. People may share about "attitudes of success", though, or practices that lead to success, because one really can't separate them, as one can have all the knowledge, yet the wrong attitude and bad habits, and so it will not yield success. But I agree that the sharing can go overboard and a bit off focus, off purpose. The intentions are good, but still, we should all, myself included, remember what this site is for, which is RE investing, and use it accordingly. There are other websites for sharing other topics that really aren't related to RE investing or best business practices.

I just want to agree with everyone that REI is a great and wonderful path to success. I read alot about finance and millionaires and I can honestly say real estate was a common thread and it works for any and all that give their all. Do I have a deal yet? NO Am I giving up? NOT in this lifetime. We have to change our mindset and if you have negativity all around you then that's what you will portray. I agree with Kingjuss in regards to you choose to create your destiny. There's so much I could say and want to say but would be way too long. There is one thing I want to share here many on this site know some about the bible. Any successful principle you read is from the bible. Here goes from James 1:2-8 (long but worth it) Consider it pure joy my brothers and sisters, whenever you face trials of many kinds, because you know that the testing of your faith produces perseverance. Let perseverance finish it's work so that you may be mature and complete, not lacking anything. If any of you lacks wisdom, you should ask God, who gives generously to ALL without finding fault, and it will be given to you. But when you ask, you must believe and not doubt, because the one who doubts is like a wave of the sea, blown and tossed by the wind. Those who doubt should not think they will receive anything from the Lord; they are doubleminded and unstable in all they do.

This so applies to me and helps me to reinforce it with me by sharing. I hope I'm not offending anyone here. That book is a road map to wealth and life and all you do no matter if you believe in God or not; the principles work.

Sam, let's be honest. Success will not come by doing nothing. Action is key. It is only our trust in the Creator and our determination, to make us successful. We make excuses for not doing what we must, but we cannot expect others to do our deals for us. We have to do so ourselves. Everyone has what it takes to make it in real estate, of course if that is your desire. On that note, get out there and acquire your first deal. We are here to support you all the way. God Bless.

Hi DG Fam:

The key to all of this is not to be afraid. Have fun go out there and explore, contact realtors, mortgage lenders, attorney's etc.

I found a great mortgage loan officer, this guy has answered every question that I have thrown at him usually within a few hours. I was also dealing with another lender who tried to lure me in with lots of empty promises. When I started with the tough questions, I no longer received any replies.

Step 1 Complete:Found a hard working goal oriented loan officer.

I'm also working with a realtor that send's me listing's of properties that fit a certain criteria. He's not the great one, but he's helping me for now. I set up appointments to see two REO properties with him. On the days I was to go inspect them they both had offers made that were accepted earlier in the day. I didn't get upset, the realtor told me I was getting to the properties too late. I'm not emotionally involved like his retail clients, for me it's about deal and the numbers.

Just take one step at a time and you will achieve your goals.

Keep working at that first deal it will come and then a second will follow and many more behind them. Everyone on this site that puts their minds and follow through will succeed. One question we get a lot is...If everyone is investing in Real Estate then there will not be enough deals for us new investors...Non-sense!

We have deals come across our computer email daily. Some we can do some we just do not have the time to focus on due to other deals we are working at the time. In our chapter of Dean's new book we even talk about passing a deal along to Nathan Biggar and DG student we met at the EDGE 2009.

That is a great thing about networking. We've talking several of you on this site and know a little bit about what you are looking for (at least location). When a deal comes across our desk we'll forward it along to you.

Keep your relationships going and trust me there are enough deals out there for everyone.

They are busy. They share. They make time to help others.

This business is definitely not easy but there's no doubt that you can succeed if you really want it. But you HAVE TO GO GET IT! Remember that anything worth having is worth fighting for and even doing it bad as opposed to doing NOTHING. If this was a sanitation business then I would say , don't give it all you got because you won't make much money even if you are the best janitor(no knock on this, just example). This is REAL ESTATE INVESTING where the profits are bigger than anything else. What's great is that is one of those few businesses where anyone with half a brain can do it. It is also incredible that you need little money to start up. If this is what you are meant to do, you will realize it soon and will not stop to get it. If not you will just say, this is too hard and I will go do what the rest do. I know what side I want, Do you?
