RINA'S Daily Journal: Chapter Two - The SECOND $1M

There you go again, finding the perfect deal I am really glad to see your not slowing down. I really enjoy your posts because they are filled with so much info and knowledge. You are amazin and such a wonderful person, I have to say I am really blessed to have made friends with people like you and Laura and Lea& Denny,Randy and Lloyd to mention a few. The best part to me was finally meeting you in person at the EDGE. I mean you were with me from the very start of my REI career and I still try to figure out how we became friends and how Laura and I became friends soon after. It is all just a blur to me but I am glad it happened. I really wish I could put it into words for Dean what this site has done for me, not only in REI, but in the friendships I made along the way.

Yay! I heard word yesterday that I got the estate house for what I offered, $25K! All 13 have responded "Yes". Just waiting for last fax to reach the agent's office and see what they put as a closing date (I put sellers's choice on the PA)

Headed to Tulsa later today, then KC next week. Get to check on our rehab. Excited about that. Too much more to write in here, like always. Bu sure is fun to have my passion as my "job". lol. Can always adjust things to make each day fun and interesting.

Iam really excited about the other deal going through, I really didnt expect to get that one, which is why i was going hard after the other house a few blocks away . Laura might take that one on as well as the other one I told her about which the end buyer is in place already. How cool is that!! She deserves all the great things that are happening for her ,just like you.
good luck with the flip and the new prop. that is so awsome, I am glad I didnt get into cracking a frosty every time you and laura get a deal. I would be AA bound for sure lol

Angela ~ You made me wonder how many deals I HAVE actually done? LOL. Honestly, I'd have to sit down and figure that out. Sort of just always moving ahead, there's always several in the works. But. yes, I was excited that the estate one went so quickly. When I get back from Kansas City on Friday I'm going to start interviewing tenants for it. I actually ordered the appraisal on Monday. I'm planning to have it ready as a package to sell to another investor at, or shortly after, closing. Also, I have heard you can assign any contract as long as it doesn't expressly say you can't, so I might try that on this one. Wouldn't that be cool?

Does this mean that you do not actually have to put the words "and or assigns" in a contract, you can just assign it if the contract doesn't expressly say you can't? Seriously cool!

I have been laid up with a bad back suddenly for the last 3 weeks. I get around the house ONLY by crawling around on all fours. The VA cannot seem to help, but they did give me Oxycoten and that has helped. I think I found on the Internet last night that the problem is the piriformis muscle pinching the sciatica nerve. Therefore I have fallen behind on everyone's journals and just now it seems it is getting better. Even though I have not been able to keep up with your journal, I am sure you are doing well. I will get caught up asap. I covet your prayers. Thank you in advance. I pray God keeps you "on the road".

Lots going on here in WI and elsewhere. Life is good, demanding, intense some days, but always exciting!

I dont have good credit at all and I am trying to figure out if it is really possible to do this without any of my own money and credit... Can you give me some advice?? Some encouragement?? I love your journals, you said in one of your posts, you often do deals that you find without a realtor. What method works for you, do you do bandit signs? If so, what do you send the leads to, a stop foreclosure line or we buy houses line? Thanks Rina for all your wisdom.
