today i have to sign final contracts on the 2 unit and get set up to do quick rehab on upper unit. i have tenants in lower unit and asked them if i could move them upstairs while i fixed up their place and it wasn't a problem so hopefully i'll have it completely occupied and inspected before christmas.

today i'm taking the wife out of town. tomorrow is our 20th anniversary and because of recent r.e. deals we really don't have the funds to do anything great right now, but we have some cash flow starting to come in. i thought i'd give my wife a 2unit and a day in atlantic city to play slots.

finish paperwork for my 2unit closing
add to my team
get my new websites up and running
market new websites
since i'm a little computer impaired these last 2 will probably take all week lol, but the end reesult should be worth it and a learning experience.

still working on my first 2 unit. learning alot the hard way. it's not so much that any of this is hard, but you'll learn more out in the field than reading. you can only learn so much before you have to step out. i'm talking in particular about city liscensing and things like that. if i had my title company in place before my deal like i should've (that's what i read by the way lol)i'd have known about alot of little things in my new target area that would've saved me time. all is not lost though, i'm learning and next one i'll be better and faster.

You are so right about learning a lot the hard way, but as I have been told - it's all paperwork. I am a hands on type person, but I also want to know everything upfront which isn't going to work in Real Estate.
