Hello my name is Kim and this is the beginning of my journey to prosperity. I bought Dean's Be A Real Estate Millionaire June 2008. I didn't actually start reading the book until March 2009. I also bought Profit from Real Estate Now. I've read both books cover to cover and finally took the first step. Its a small step, but in reality it takes many little action steps to make something grow to be big. Today I posted and ad on Craigslist, to attract buyers. After I did it I realized that it really wasn't all that difficult to do. I am committing myself to spending at least 1 hour everyday to work toward my goal of being a successful real estate investor. I have to start somewhere rather than stay still and go nowhere! This week I plan to finish my website and the messages on my phone line. "The journey of a thousand miles begins with a single step"- unknown. Step 1 done focus now on step 2!

Thank you for your message. I bought DG's book "Profit From Real Estate Now" around late August. I took that first step also, started my website, made a few phone calls and even went and looked at a couple of houses. But, over the past couple of months fear has set in again. Reading about people such as yourself really places a thorn of unrest in my side. That's not a bad thing. It just let's me know that I can't afford to let fear and excuses rule me. Thank you Kim for speaking life back into these dead bones. Fear or not, I HAVE to do this.

Yeah there is a lot of support here, starting with Dean right on down to us members. I know one of the hardest things is keeping yourself motivated.
Keep taking action. Doing the action steps in Dean's books is a great way to go. I wish you the best in your journey.

STAY FOCUSED OR LOSE SIGHT !!!!!
Hello everybody its Kim. So last week I finally submitted my first offer through my real estate agent. The bank wanted $74,900 for this property. I submitted an offer for $74,900 along with asking for sellers concession of $5000 for repair costs, the bank to pay all closing costs, and to prorate the taxes to me at closing. I thought these terms were good because it is an REO which I probably could have bid lower but submitted it this way because the property after minor repairs would easily sell for $115,000- 120,000. I just wanted to make it impossible for the bank not to except my first deal. There's one little snag that my agent to me about yesterday. I am a newbie so I know that once I can make a situation like this work one time thats all I need to do, then duplicate the process. My agent told me that the bank won't even look at my contract because it has my name then "and/or assigns". They won't even consider make offer until I am sure who the end buyer will be. Now I'm thinking to myself how can I market a property to my buyers that I dont have under contract?Has anyone ever heard of this? I may have to get creative to make this one work out. Does anyone have any suggestions? The only thing that I can come up with is to find a buyer with cash who will allow me to buy it, flip it, and sell it. Offer to pay the back the money loaned plus half of the profits from them sale. I definitely need help on this one.
