I have recently been terminated from my Part-time (32hr/wk) job with a "Major Retailer" that I worked with for the past six years. It was an unexpected termination and I hoped that this job would help sustain me until I could find a full-time income in Real Estate (as Dean suggested in his books). I had been trying to get off the ground for the past few years but somehow this former job always seemed to gain priority. The income from this "JOB" was not enough for me to afford to maintain a car and its's other necessary expenses in the past few years. So, I rode a bicycle back and forth to work (a 40 minute ride). That is all I have been able to afford since a major accident a few years ago.
I was involved in Real Estate here in East,Central Florida (The Space Coast) back in 2007 &2008 when I got my Real Estate agents license. But, as you know there were serious problems in Real Estate then and that is about when I took up with this "Major Retailer" (again,I was employed with them before I got my License). I did not maintain my License and it dropped out from lack of use. But, I did maintain many contacts. Recently, I began to get a feeling that my former "JOB" was not going to maintain me into my retirement, that was fast approaching (I am 60 years old now); and I my hope was to make a trip across America on a bike (and that would require funds also). Additionally, I wanted to retire overseas, in the Philippines, where I taught English for about 10 years (during the 1990's). I had in mind a plan to become a success in Real Estate as Dean has suggested and to retire and teach in the Philippines (possibly teach what Dean teaches here).
This was my plan. I wanted to build up enough of an income through his book (30 Days to Fast Real Estate Cash) that I could get a vehicle back and to pay of my debts and take that trip across the U.S. and then eventually on to The Philippines. However, this "Major Retailer" and others associated with it had other ideas. Now, I am left to try and pick up the pieces from this recent turn of events and do it (30 Days to Real Estate Cash) with no income and on a bike. So... my question is to all you DGers is "Do you think it can be done?".
I had tried other Real Estate Gurus and most of them (about 10 years ago) advised against it. They said, I should have a reliable income and reliable transprtation. I could see the good common sense of it. And, with my past experience as an agent I could see why I was told that. Were these former Gurus right? Should I take their advice and get another "JOB" before I try Deans book? Or should I put what Dean suggests to my own test and make enough cash in 30 days to sustain me. It is down to the wire now. I have just spent my last paycheck on rent and utilities and have just 30 days left till the next is due.

Wow Fred, you and I have so much in common. I also lost my job, & was 60 yrs old.
I collected unemployment for awhile. I sold my work truck and bought Dean's book for $19.95 and spent about $1,200 on marketing with direct mail & Craig's List ads. I made $6,000 on my first deal, it took 4 months. Next deals I made $1,000 and $2,500. I didn't have a vehicle for a full year or more. My first big deal paid $7,000 I paid a bird dog $2,500 and I purchased a 98 Toyota for $2,800. That was a couple of years ago. I just completed my 32nd deal and got 2 more in escrow supposed to close today.
The fact that I didn't have a job to turn to forced me to make Real Estate work. Several times I wanted to give up, going 4-5 months with no deals and having several big deals crash & burn was seriously depressing.
But I got angry and 10 times more determined to never quit.
Knowing how to wholesale RE is a small percentage of what it takes. You have to improve your mindset and attitude. I cram motivation audio and also books into my cranial mass. I even do self hypnosis to get me up and motivated.
I luv doing this and the friends I now have are also like minded and motivated.
My first deals I never left the house, I ran dozens of ads on Craig's List "I Buy Houses" and I started doing the direct mail, buying lists of absentee owners. I still hardly ever go look at these houses and do 90% of my deals sitting on my assets behind my PC, I make phone calls, send offers by mail, I've never met most of my buyers. I also recruit bird dogs and pay them well. If someone had told me I cud flip houses from sellers & buyers I've never met on houses I've never seen & make big money, I wud have wondered what they were smoking.
So yes Fred, you got a bike, I had nothing, cept a desire & Dean's book.
You can most def do this. But, You gotta take action and want it with a deep heart felt passion, it's not going to be easy at first. Your going to make mistakes, your going to fall and fail maybe many times. But you gotta get up with a smile and focused determination.
I guarantee you will succeed.

Hello Fred I would like to suggest that if money is tight you put some ads on Craigslist that say "I Buy Houses" when people call take their information and fill out the lead sheet and run the numbers and see if it is a deal and there you will have begun one caller then 2 then 3 then 4 then wow you've done a deal and then you can expand your marketing and go from there.... don't get caught up on your obstacles use Craigslist its free get some buyers and some sellers calling you. analyze their deals come here and ask questions and before you know it you will have your first deal and then you can spend some money on bandit signs and other marketing and grow your business. that is positive action toward your business. Remember if you get your phone ringing with motivated sellers calling you then you will have begun and you can iron out the wrinkles and grow your business. I hope this helps all the best to you

Robert Kyosaki's Rich Dad Poor Dad is a fantastic book i really enjoyed it also...

You ARE RIGHT we both have so much in common (I wanna be a drug dealer like you, really NOT)But I do love Flying (I spent my time in the USAF) and I have done some flying over the Philippines and Korea. I also have deep feelings for and people I love in The Philippines. I spent over ten years there teaching English and building race tracks (mostly in Pampanga and Manila). for NATCHEZ: You are right. That is the first place to start after your "Why" is down. It is where I am at right now. Craig's list and Back page are a good place to start for no cost at all. Buyers come first and maybe a ghost add would be a good way to start. I am a big Fan of Napolean Hill and definitely Of Robert Kyosaki. I have read many of Roberts books and I follow him with his site online. I would like to get his cash flow game and try it. I was a big fan of Audio books but now I do down load them and listen to them regularly to keep my mind right. We are close to you down here in Florida and when I find a good deal for you here I will let you know. Getting good advice I see, I would like to throw mine in if I can. I understand hard times also, I lost my wife a yr 1/2 ago but I also lost 4X my income, that wasn't easy to handle with all our bills set at what we both made I was in trouble.... We had life pretty easy I guess we had boats,rv,cars,toys of all kinds BUT it all came to a stop... I had to get my life in control and debt was my fist option, sold boats,rv,cars and most of toys, I still have two I cant part with.
It took me awhile to get my mindset straight but I did it because I had to, I still have 3 properties that have families counting on me for a roof over there heads, that's my job as a landlord.
I do bandit signs, craigs list, flyers in stores/laundromats,starting list from absentee owners and door hangers because dang kids keep stealing my signs grrr.
Im working on a good one now that I found on craigs list, talked owner into owner financing got it real cheap and now selling for a good return.
Get knowledge, put into action, get paid, move on to next..

Hey Fred. I really want to help you. The problem is, each person is totally responsible for their own success or lack of, that was a hard lesson for me. I couldn't find anybody to do it for me. I had to knuckle down, do the learning and get my assets in gear.
And it was difficult, I lost a bunch of deals from my ignorance and lack of action.
Now it blows me away how sometimes deals just fall in my lap.
Like for instance yesterday. I have a bird dog named Daniel, he has sent me a bunch of addresses that I cudnt do anything with. We were both getting frustrated, luckily he had a job driving trucks. I suggested he take a few buks and buy some bandit signs. He did, he put them up in the smaller towns around our big city. Well, wouldn't you know it, several months went by with only a few calls but finally a lady named Sandra calls, she has a 3/2 on 1 acre with a 2/1 mobile. The renters trashed her place. She called Daniel. I called Sandra and she wanted 90K, the property is prop worth 140.
I immediately met her and checked out the house, I offered 60K and we settled on $65K
I got the contract signed, went home and sent it out to 6 of my favorite buyers at 75K Within 2 hours I had it sold and sent out my assignment to get signed.
Now its the next morning and I still havnt got my assignment back but I got 2 more of my favorite buyers wanting it.
As you can imagine my finder Daniel is seriously excited and wants to reinvest some of his profits in more bandit signs and maybe some direct mail.
Daniel has been my bird dog for over a year and a half. Now he's got a big payday coming and renewed enthusiasm.
Let's make some MONEY......

"If its going to be ... Its up to me " and no one else. I see it can happen just that fast. As a Bird dog I never know what may be a good deal or not (not unless I have a buyer and do the math). I am at that stage now of realization. I have to knuckle down and just get out there and do it. I can not afford to go out and get signs yet but I can get a name and number out there on Craig's lost and back page. There are deals out here now. I can see them in Cocoa beach. If I had a a friend like Barbra Eden and I were Tony Nelson... These deals would be mine and my problems would be over. But I do not fly in space and I don't have a friend that lives un a bottle. So if it is going to be it is up to me. I have got to get out on my bike get addresses and do the research, This I can do. I am getting an ad on Craig's list now and Back Page too. I have been online here and I am communicating online with others like you. I do still need to get on the phone and get my elevator speech down and talk to Agents in the area .. The problem is I know so many of them and many of them know me (from working at Walmart) I am not sure how they will remember me now that I no longer work at Walmart.
