Found 3 boarded properties

I found an investor that owns 3 boarded up properties on the same street. Lots of bushes and trees overgrown. Since the houses on that street have that many vacant homes, i don't know if it's a good deal. Someone would have to buy all 3 and fix them up. They can be good rentals. It's near downtown Atlanta. Im looking for investors who might be interested.

Maybe bandit signs is the way to go to advertise those properties once you get them under contract. Best wishes. I see you have a realtors liscence, so you will catch on fast!

I made 5 offers today. They were low....and i was embarrassed..but that's what the numbers are showing. It would be nice if someone come and fix all these properties up because it would make the area much nicer. We'll see how it goes. Its a bit hard finding the ARV because there wasn't many recent comps near by.

It is you... doing what you are doing, that will make that area a nicer place to live. They need investors to come in, fix the properties and make nice homes for families that are ready to rent or own. They just don't want to rent or own a crummy house. Build it - and they will come!

Stay focused. You are already doing what most people don't do... you started and took action. Great job!


need help

Hello, I am new to all this and just wondering if there is anyone that would like to help me get going. I have read several of Dean's books and watched the live broadcast last night, went to a live conference that Ryan Oliver was one of the main speaker. I can not wait to get started! I was laughed at!

Ok, so my low offers came back. The guy called me and asked me if I was joking (him giggling on the background). I said nope lol. Needless to say, he turn down the offers. I felt kinda bad that they were low but the numbers don't lie.

Ok on to the next one!


Low offers

My wife and I have members of the DG family since March 2013. Have not gotten our 1st deal yet. We were close in May. Got 5 properties under contract 4 owned by the same person. We had an out of state buyer for 4 of them. The buyer wanted to negotiate the price. Our offers were 33-36% below the asking price. We had to walk away from them to avoid taking a loss. We were comfortable with our offers, you won't know how low is too low until you make an offer. We had to step away from real estate investing for awhile. Our daughter's wedding in June, my health was not up to par for a few months, then a death in the family resulted in moving my wife's sister in with us. Most of our time has been spent getting her soc. sec. checks sent here, medicaid, etc etc. Plus we both still have jobs to get to at least for the present time. I'm calling realtors today looking for an agent(s) to work with.

What do you say to real estate agents when they ask if you have seen the properties after they got your offers? For some reason that bothers me. I would tell them no I haven't and they suggest that I view the properties 1st. One guy asked me why would I put in offers if I haven't view the property yet.

My goal today: Putting in 10 offers today.

Thanks for the encouragement. It's been longer than 2 years for me but I'll keep trying. My problem was that I got discouraged after a few tries of making offers or putting out bandit signs or calling ads. Then I'd get away from it for a while and come back to it. Did the same thing and got discourage again. This time, I know I just gotta keep going even when I don't "feel" like putting offers or putting out flyers etc. I put in 4 offers today. 1 got rejected. It's kinda suck when it takes me 20 mins to write up an offer and it gets rejected after 10mins of submitting it. I need to get faster at writing up offers. Thanks for commenting and let's do our best!

I see you have been a member about as long as me. I've done the same thing. Get fired up and quit for a while. Went to Edge 2013 and met so many encouraging, successful, and nice people. Even bought a box of 50 signs and stands. Like I wrote in response to Dean's WW today, the only thing in our way is ourselves at the end of the day. You already have the courage part down and are doing it, more than I have done and I applaud you for it. Remember to ask yourself what an accepted offer is worth to you. Even twenty minutes per offer over 25 for 1 is about $200 per hour if you walk away with say 5k. Not a bad paycheck! Keep pushing forward, because then you never quit!

Let the numbers speak for you and pay attention to seller motivation.
If a seller is not motivated then they have no sense of urgency and will go back and forth. Taking up your valuable time.
If questioned by a seller give an honest answer....well there are several reasons why I place that offer and I would love to speak to you about it. But before I continue may I ask you two questions?

1) what is your reason for selling? Then hear them out. Listen for trigger words

2) well based on comps in your area houses go for and also due to the fact
I have not personally inspected your property to see the condition it is in.... Brought me to make this offer I would love to give your home a fair assessment.

Later on as a negotiation tactic mention fore closures and average length of time it takes to sell a home. Be simpathetic to the home owner.

Now I will say this if they are not motivated do not spend more energy then necessary

Also Matt has a great script already made on negotiation that is better suited I mentioned the above so that emotions are not factored in as you begin to explain and lastly your an investor/buyer your purpose is to make some money,
