recently I keep heard or read about Post cards mail to people, find the address from county. How to find those house in the county and how to know it's right address?

You can find the addresses by having your realtor sending you a list of "cash solds" in the area you are investing in.
After that's done, go on Google and type "_____ county property search" (replacing the blank line with your county's name.)
One of the top results will be what you're looking for. It's hard to say without knowing which county you want.
When you're on that website, start typing in the addresses of each "cash sold" your Realtor sent over to you. Once you find the detailed information on the property, you can then see if the owners address matches the address of the property you just searched.
If it DOES match, then they are likely not an investor because they live there.
But if it DOESN'T match, then you likely have an investor because he/she bought the property with cash but isn't living in it. So write down the owners LIVING address.
Repeat this process for your entire list, and make a list of addresses to mail post cards to.

Using the internet is a key part of our business. It is much easier to do research on a computer than to drive all over the place finding out who owns what property.
I like using a few websites for some of my searching.
reverse look up: anywho.com
county info: netronline.com
these will help you get to the owner and their information.

It seems to take 3 to 6 months for the Public Records to make the change in ownership. The only way I know how to find out who bought with cash is call the Selling or Buyers Agent.
Any other suggestions?

This is the way to go, find a right Agent is so important!!! also the Auction has a lot cash buyers. I don't know how to do it yet, online is one way to go find vacant homes. I heard about that from someone, but don't know how? Good luck ^_^

Hi there. My Strategy is marketing whole neighborhoods. I search county records for owners in primarily first time buyer markets and send a postcard to the owner of record. I am looking for motivated sellers I can find tired lanelords . Maybe buyers.Mt last 2 assignments were from postcards. We send out 100 a week. I hopethat helps
