OfflineToday I personally went out to check on one house that's super cute and (Cheap) outside it's well maintain I didn't have key to go inside, so I still making a offer on it. Due to lovely area, and great price. After I email my Realtor, I was super excited to tell my partner. and guess what it's may might be our first day, and he said we can do SHORT SALE. it's very true we can Not do short sale, when we don't have any money left and just starting this Amazing business, (Thank God this system work with poor people like us) lol so I don't know if it's true unable to do assignment contract or double closing. so I will call the support line tomorrow, they are super helpful and full of great answers.

As for short sales find yourself a good realtor who is doing short sales and let him/her do them for you. You concentrate on finding BUYERS. That's what you need first. Find out what they are buyer and then go fill their orders. You know Matt teaches that you don't need a lot of buyers, just a few and he is absolutely right. I have currently 15 buyers on my list and only 7 of them are the ones that are buying my deals. Before what I was doing was giving them the names, addresses, Pic's and Ph# and charging $500.00 to $1000.00 for the bird dog fee. You can start to doing that. It will build your confidence and put some money in your pocket. After a few of them gradually convert them to your cash buyers list and ad a few more just in case 1 or 2 get ticked off and stop buying, like happened to me.
I was doing all the grunt work and wanted to take the next step up. They didn't like it, but to bad. Now I've got a system down pat and I'm locking up deals and making the assignment fees of 5k to 10k. Now I'm taking it to the next step. I'm buying the houses with a Private money lender who is backing me on my deals. It's taken me a year and half to get to this point but that's ok. I'm ready for that now.
So take your time build it slowly and watch it grow. You will never regret this journey, it will make all the difference in your life.

Question:
When you were giving names, addresses, etc on the birddog duties, and obviously you had a contract, what was in place that prevented anyone from going around you once you got to that step and they were going to make the deal and pay you later, and how did you monitor that?
Is that an unreasonable question? Hope not.

How are things going with that deal? You are doing great! Think outside the box. The coaches on the Advisory Line will be a great support to answer any questions that you'll have through the process. There are so many shortsales out there right now. Get multiple offers out. Some will take time and that's ok. Get the offers out and move on
