R-E-I Really Excited Investor Journal

Well, I have been a little under the weather for quite some time now. I have gotten little done, but still have moved my business forward, but not made any more offers lately. I have been down for well over a month with dental surgeries and dental problems and appts. Now, I am in the second week of a head cold and a sinus infection. I never knew that could knock you down so much. Still, I managed for most days, except a few to at least learn from the edge event videos in the insider elite program. Hoping for a recovery this coming week and to get some offers and buyers going. My buyers list is something that needs work, and then I should focus on the sellers and offers. I just hope the year doesn't escape from me in the process, so I am amping up what I do. As Ali Safavi says, you need to work on your buyers list 85-90% of your time. So that is my focus. I will also be looking for homes soon too. Til next time! I am just over a year into my rei journey, so still learning all the time!

and it is a Monday morning. I have already gone through a number of houses today, and hope to put an offer in today or tomorrow on a couple of them.

On Friday I won Tammy's contest and will be working with her on a wholesale deal. So excited!

On Friday I also got a list of vacant and as is properties as well as price reduced properties from my re agent. I am also putting up ads today. REady to still make a deal for this year!

since winning Tammy's contest. We have worked together to secure another RE agent who has sent us all the information we asked, and can do template and docusign. We don't have to spend the time teaching him, so we are happy about that.

I also found a true buyer that quite honestly I already talked to, but just didn't realize that he was indeed a true buyer. We are going to meet over coffee next week, and he buys SFH, multifamily, and commercial. He can do total rehabs, and works with several banks. He also said he wants to buy as much as possible in the next six months even out of state. He buys and holds, and said he doesn't do wholesaling but needs someone like me to find him properties and if it is a good deal he will look at anything.

I am busy today going over all these properties and looking for more. We are also going over the state contract, so lots to do, and hope to make a deal or two before years end. Wish me luck and I will let you know. Hope to finally get my diamond. Thanks Tammy!

And have a closing set for Monday, however we are extending the date as of today. I am putting in offers daily and negotiating with the banks. Submitted 3 more offers today.

Tammy and I are also working on a 6 pkg deal, which has 92K in equity. If we cannot sell these homes we are hoping to be able to keep them as they have really great cash flow.

I have stayed busy, but still find time to be on here, although it is less than before. I have joined insider's elite and meeting more local people and networking with them.

Recently found a contractor; although I do have a great friend that does some contracting as well as his friend. Great to have back up.

Things are going great with our realtor and he told me I should start a local group as the one we attend is in the next city and only meets sporadically and kind of just falling apart. I feel I am too busy right now, but he also recommends that we do a few deals under our belt and he will help out with it as well.

We recieved an accepted offer yesterday and another one today! One will be a flip and one a wholesale!

The fire only burns when its ignited come on Tammy get out and lite some fires, its like we all know and Dean has said it as well " Paralysis- analogist" will not get one there as well as "procrastination", you got go use it, it will get better as time goes by,its like riding a bike or any other thing, you have to get going, Jim

I have joined two REI clubs near me now and networked with local investors. This week I put in 10 offers and have two counter offers from the bank, so I sent my counter offers. I recently put up a video for some marketing online as well. Looking forward to getting a deal soon. I also have employed an excel spreadsheet to show buyers or lenders my deals with pic, Cap rate and all the information they need.

after learning how to use the hudhomestore website. I have also networked locally and things are still progressing although no deal yet. I have one rei meeting tonight and next week is the new meeting. Tonight's speaker is a rei attorney and he will speak on forming LLC's. I am interested to meet him to use as my attorney however. Next weeks topic will also be of great interest, so I am excited, and can do more networking as well!

that I jumped the gun! Not til Thursday of this week, and Tues of next week. LOL!

I hope you are aware it is very easy to open an llc on you own. There are books in the library which provides a step by step guide to open one. Just trying to save you money.

REI Meetings are a great place to network and build your business whether you are looking for buyers, private money, people with deals to offer you, contractors, insight, education.......ect, ect.

I actually have read a book and have already set up two LLC's. Still it was great recap and expansion of knowledge.

Yes, it was hard to join one here at first as the one almost disbanded with the seasoned investors due to the economy I learned this past week. Now they are thinking of meeting every month now since most people want that and I have a new club that was recently formed that I found on meetup.com.

Great! Keep your determination and the opportunities will come!!

Tomorrow I have another investor meeting and we will talk about seller financing! We will also meet afterwards down the street to network!
